there is a company I think in wisconson could be wrong that makes gas powered generators that are designed to work with gas right out of the well. I cannot remember the name of the company but they are used a lot in undeveloped countries and for remote outposts. They are very well built and are very expensive but they are tough and quiet saw one in operation on a jobsite out in the sticks one time had been running for years other than pm work never shut off never failed will try to find the name of the company
If my memory serves me right I do believe a few years back the history channel or one of that type of channel did a show about them

Make sure they are really going to drill and really hit gas. I have had two contracts on our land and they have never drilled. They did drill next door and are pumping my gas up the neighbors well. I think the guy does this on purpose. He ties up neighboring properties at a few $ per acre and pumps it all from one or two wells. Also wells can wear out in a few years, so this is not a lifetime supply.

You don't actually need a well on your property to receive a royalty check from produced oil or gas. If the gas bearing sand extends under your property and you have the mineral rights, then that gas in situ is yours and can't be produced from an adjoining property without your consent and receiving payment. If the producing sand extends under your property you should be part of some "Unit Agreement" which will stipulate what part of the unit is yours and what percentage of the TOTAL field production is yours based on your percentage of the unit.

When dealing with those oil and gas companies you need either to be very familiar with the fundamentals and intricacies of the process or get a lawyer who is. People often leave a lot of money laying on the table when they negotiate with the companies. Remember you are dealing with professionals who do this sort of thing every day of their working lives and their aim is to maximize THEIR profit and they do that by minimizing their outlay to you.

I believe in different areas the property extension for gas rights may be different. In my area a shallow well only has to be a hundred feet, or two, from property line; to bypass sharing rights. However deep wells have a larger sharing area to contend with. Also, some deep wells are drilled 4 or 5 thousand ft and then they can make a right angle turn and aim into a neighbors property. Doing this here, 750 feet either side of the horizontal is to get royalties. Of course one must check with driller to get the info. Also, if someone does something against the rules they will be liable.

Dealing with the pros? Right on the money. The guy I had to negotiate was a real down home kinda guy. However, ya still have to watch 'em. As you mention, they don't work for you. They work for the driller. I didn't get any special treatment but, I think I got the going rate for a single farm. At this point in time, my lease has been signed a over a couple years. It's too late for me to change lease so.....I'm not interested to find out if I got a bad deal.
