I’m getting some terribly high prices for shingles, high for this area at least at 300-400 per square. Just seems high to me for new construction with no removal and disposal. A friend has a big house with a 12/12 roof, 3 dormers and detached garage with a 12/12. He had his roof replaced for less than I’m being quoted. That company is booked several months out, unfortunately.

With those prices, I’m now leaning towards metal, and I’m waiting on a couple quotes now.

With any luck, I’ll have a roof in the next 2 weeks.

Not a great picture due to the sun, but we did finally get the roof covered with synthetic underlayment this afternoon. Man does it feel good to have all that wood up there and done!

In the picture you can see one of our 7 week old pups. She goes to her new home tomorrow and is the last one to leave. We agreed to meet the new owner in Morgantown, so I will take tomorrow off from the build to go with my family to to deliver the pup. Her new home will be in New Jersey.

Maybe I’ll get some dirt moved if we get home in time, but it’s 3 hours each way, and we will make a few other stops along the way. After 7 straight days of daylight to dark work, I’m kind of looking forward to a little break.

Sunday morning, I hope to get the posts marked for the back porch and get ready to start building it. It is the last major piece of the framing. Need to get utilities hooked up in the near future as well.

Thanks Buppies. Puppies are Aussie doodles. 75% standard poodle 25% Australian Shepard. Great dogs, we kept one, a boy that weighed 15lbs at 9 weeks.

I finished the felt today and got the dirt in the back ready to mark and set posts.

Lost several hours due to a leaking hydraulic fitting on the tractor at the loader valve. Had to remove rear wheel to access the block. It had come completely loose and was causing the cable for the joystick to bind and stick when using it. Got it fixed and back together at dark.

Back to work tomorrow, so hopefully I can make some progress in the evenings, but it’s starting to get dark earlier every day. Really hoped I’d be to working inside by now, but every thing has taken longer than expected.

Lack of posts this week is due to lack of production. Just not enough daylight once I get home. Managed to tidy up a few things here and there. Got batter boards and string set up for the back porch. Plan for the weekend is to get as much of the porch done as possible.

I did finally hire a roofer. Going with black metal. If he can get Metal cut today, he is going to try to get his guys to work over the weekend, so he can fit me in between other jobs he has going. If not, it’ll be later next week before they get started. Back of the house can’t be done until the porch roof is tied in, so that has to take priority.

Soffit is coming today and I hope to get the siding and window order finalized today as well. The lead times on windows are crazy! There is a WV company that builds them, and I really like their windows for the money. Salesman is checking with them today on lead times. Hopefully that works out.

shingles are $100/square here at the box stores. Metal is better. Never seen a black roof. Are you going to have a way to keep the heat out of your attic when the son shines hot?

Shingle prices are crazy high, thousands more than metal, and everyone says I’m crazy to not go metal from the start, so hopefully it works out as good as everyone says it will.

I’ll have ridge vent and soffit. I can add venting if it’s needed. Didn’t put much thought into it since most shingle roofs are black as well. Open to opinions on it for sure.

I chose black because I don’t really care for most brighter colors on a roof, and it matches pretty well with the other colors we will use. A couple houses close to us recently put black metal on and it looks sharp.

Builders use black shingles because they are cheaper. I like light colors for roofs.

The only problem I have with metal roofing is the valleys. Just my feeling especially in snow country. Jon

Ice and water shield will be used in the valleys along with the normal metal transition piece. As long as it’s properly done, I would think it would be fine.
