No not a lowered ceiling............this modular company used manufactured joists (mini I beams of waferboard glued to 2 x3 sized top and bottom) Very straight and clean easy to run stuff by drilling between these joists.

We will be doing a suspended ceiling because way to much stuff we might want to access ( water lines for heat electric etc. My daughter went with an extra deep basement for high ceilings, but foundation company screwed up and while crane was installing the home they realized they didn't make basement deep enough so they added two more sill plates to get depth correct for stairs.

I'm using a double sill plate. Do you remember how they attached the multiple sill plates together? I'm planning counter-sunk lag bolts.
