Look at the county GIS website. Zoom in on the property you want. They usually have the mailing of the owner.
Yes, but what I mean is how do you separate yourself from the hundreds of BS random letters? I know I don't even open mail from random folks.

I'd suggest that simply putting your name and return address on the envelope informs them that you're next door. Maybe they'll respond to you simply because you are their neighbor.

They can't respond to a letter you never send.

My area has very few properties from sale (that kinda hit our bullet points, min 5 acres, same area, and wife really wants a pond/creek/water access close by); but an unbelievable number owned by people all around the world (UAE, PRC, Finland, ect) as well as people in South Fla and North East US, I assume that just randomly bought "high and dry Florida land", and it would be nice to see if some of them are interested in selling.

Funny story; I'm at work, in the office one day; and we get a call from a lady in Fort Lauderdale, asking who from the state is going to meet her to show her where the property she bought online was.... Ma'am, we don't do that, maybe call a surveyor? Then she mentions she bought two or three other parcels online, sight unseen, in the same county....

Also, the real estate is crazy, as in odd as heck. You will see a 1.5 acre parcel for $12k, and same neighborhood, wooded, vacant piece, for $75k. Saw one the other day, been unsold for probably 9 months, I get zillow/redfin/whatever notification of price change. After not selling for 9 months, of coarse they Raised the asking price by $20k. My own neighboor hood, a wooded 2 acre could be $90k asking; and a very similar wooded 5 acre parcel for $40k. There has been a couple small independent spec builders buying/building spec houses on some of those real cheap 2 acre pieces. You'll see 10 acres and a single wide for $650k, ect. Doesn't seem like anyone has a good grip on what the market really is doing here.

Mom sold 28 acres of scrub woods for $90k about 5 miles from me. Almost thought about it, But, I don't want to live next door to mom... family is best at a bit of distance

2008-2010, hardly anybody wanted to buy. 2020-20__?, insane market. When will it revert to normal?

I get offers like that as well. My shredder seems to enjoy them.

Markets go in and out of fashion, and how a property is marketed can make a huge difference.

There is an old witticism in California; "What is the difference between a $20 bottle of wine and a $100 bottle of wine? Marketing."

I would write to the owners of the parcels that you are interested in asking to buy or get an option on a first refusal right. In the return address, I would your name and the word "neighbor".

As @2manyrocks pointed out, they can't respond to letter that they didn't get...

All the best,

Peter

Send the letter Certified or Registered mail. It separates you from the rabble.
