Another example, and I'm using this one because it's only the second one that motivated us to actually take a drive just to see the home in person.

Reasonably price IMO (with enough money left over to make some changes), and actually not to far from where we are at now. Overall a good looking house that motivated us to go and look at it in person.

You know the old adage that you can change your friends but not your neighbors?

Let's just say that the neighbors on this rural at best look "interesting", and in every picture they show online, they don't give you the "feel" for the neighborhood if that makes sense LOL

Don't get me wrong, my work truck is a mess, my office desk in the house is a mess. That said, if there is trash in my yard or a tree comes or anything else that sticks out like a sore thumb, I tend to take some pride in where I live and clean it up of fix it.

I don't consider myself a snob, and I lived in this exact same trailer below, and it looks just like when I lived there decades ago (by unknown chance had to drive by it to a family reunion in PA a couple years ago and had to get a pic of it to show my son LOL). I see the owner still rents and maintains some stipulations when you're living there...

I look at listings in the same way I use to look at dating sites. The pics and description mean nothing till you go there and see it for your self. The game is, the real estate rep isn't lying about anything, but just doesn't disclose everything under "willful" ignorance. I've found that some real estate agents play this rather aggressively; playing to foreign buyer flippers that they know will rarely have eyes on the site.

what appears to be a stepdown into the dining room or living room. That will go over big with old people.
This was a popular thing in the late 50's early 60's, my next door neighbor had a set-up like that.

Nowadays because I wear bifocals I have no idea what's 5 feet in front of me unless I look down, I'd be falling into or tripping out of that constantly.

THIS is what would really drive me bat ***** crazy LOL. Actually went around back, that would have been a no go right away for my wife and I.

For the life of me, can't figure out why they kept these stairs...
Yeah, it's kind of odd but it certainly wouldn't be a deal killer for me if the place was OK otherwise.
Then again, both of the houses I've owned were previously owned by older widows (one an estate sale), and I went in knowing there was much renovation to be done (and was OK with that). Maybe different story for someone wanting a move-in ready house. The painted brick would be more of a turn-off for me.
One more reason why I prefer For Sale By Owner…
I get the impression that you have a good sized real estate portfolio, FSBO might make sense for someone who knows their way around the whole procedure and is comfortable with it. I would say that for the average homebuyer/seller that the potential pitfalls might outweigh any savings of going thru a realtor.

Bought dozens and still manage rentals.

Only sold via 1031 into commercial property which has been good as no one calls at midnight saying out of hot water or the oven isn’t working Thanksgiving.

My first home was a single family 1910 cottage set for a condemnation hearing… it was the least expensive home at the time and the Realtor was bugging me for an offer and I offered a third of list and the next day she called and said congratulations!

Still have it today and on my second tenant now…

I’d say about half purchased direct with one probate.
