True but on the flip side I have hired an attorney for advice and didn稚 receive as good of information as I would have received from the internet.

^ +1 We went to sell 2 pieces of property at the same time and the lawyer agrees to give one away to the purchaser???? We caught it when the closing papers were drawn up and it ended up in a big fight and took close to 6 months to resolve and ended up just short of litigation.

The simple answer is post sign and never ever allow anyone on your property - PERIOD.
People can be your best friend, your family member, etc. if they get hurt or want to scam the insurance company you will lose a lot of money fighting it.

There is ZERO upsides to allowing anyone on your property. I had a guy fake fall on my property and made an insurance claim and I went through HECK for the next three years in court.

Unless you have every stone picked up, every stick picked up, the ground laser lever etc. you will be considered negligent. Even if your insurance company pays they will drop you. Also, my insurance company had some clause in their paperwork and were considering not covering me because of that clause then the entire case would have been on my back.

Unless you want to start a "business' then get a LLC, proper insurance and those will cost you through the nose. My insurance was 30K a year.

What the heck kind of insurance costs that much? We run all kinds of heavy equipment, have semis on the road, work with explosives, and travel all over the US and don’t pay half that.
