now you folks are talking big time RV PARK: i just wanted to put in a couple spaces so friends and relatives could park a little camper, maybe up to 30ft or so, and stay in their campers: but the city said i had to have engineers drawings for the site etc etc: otherwise they have a city ordance against anyone staying in a camper/traveltrailer. so far i have decided it cost to much to get an engineer to draw up something etc etc. the 3-4 acres i have are zoned for an RV park, but i'm not looking for a business.

There's been an ongoing battle between RV owners and city councils for at least 30 or 40 years. RV owners would like to be able to park their rigs at their homes wherever they want to, many people would like to let visitors park their RVs in their driveways, many RV owners would like to be able to hookup water, electric, and sewer to their RV at their home, etc. And many non-RV owners complain to city councils about the RVs being unsightly and detrimental to the value of homes in the neighborhood. So some cities prohibit them unless they are out of sight of the street, some have time limits on how long one can be in a driveway or in front of a house, some prohibit them entirely, and everything in between.:D

Too bad you're not looking for a business. Russellville is in one of the prettiest areas of the country for an RV park. We go to that area once or twice a year trailriding with our horses. Up Hwy 7 is the prettiest spot around. Too many places in that area are shutting down now making it harder for us to find a place to stay with our horses. And we've noticed a lot of fine looking mules in that area too. Judging from your handle, maybe you've got a few of them?:) :)

Sorry if I already asked you this, but do you have any pictures or links of the places you keep your horses when you travel? Jim Brown mentioned earlier that there are very few places for those of you who travel with horses to stay, and I've decided to build a horse hotel and set aside RV sites next to it for that purpose. Right now I'm thinking of building four stalls with the ability to add two more if there is a demand for it.

I've done some searching online and seen what a few look like, but the more I can learn, the better job I can do. Pictures or links to websites are the best and easiest for me to understand, but anything else you can add would be greatly appreciated. Just things you look for or require for your animals. I'm so ignorant on this that I don't even know what to ask. Can horses share the same water bowl after another horse has been in the stall? Do you bring your own food? How do you feed them? Do you just put it on the ground? or is there a table or something to feed them from? Is this something I should plan on putting into the stalls? or is it something you carry with you?

My current plan is to have the owners of the horses park in a site close to the horse hotel. There will be one site right next to it, then the others will be next to each other away from it. They will park in there RV space and walk there horses to the horse hotel. The hotel will have four stalls that I'm thinking will be ten feet wide and 20 to 30 feet long. I'm usure of that right now. I can go even longer, but not sure if there's any advantage to making them bigger or not. There will be a cover over part of the pen that will be around 10 feet or more. Still don't know what's best there either. Two stalls will be side by side, then there will be an open area under the roof, and then two more stalls facing the oposite direction. Basically a simple covered roof with a walkway in the middle and two stalls on both sides.

Is it OK for horses that don't know each other to have a shared fence to seperate them? I don't want to put a ton of money into this, just build it strong out of welded pipe so they can't hurt themselves, but will be totally bullet proof. No mesh, no wire, just 4 rails of welded pipe that will be five feet tall and each rail at one foot spacings.

have a total of 7 donkeys right now, don't do anything with them except feed-em: and pet em: let the GRANDkids pet em and listen to them braaaa: music to my ears: the land i have is actually in an even better place, Mtn. View, about 100 miles north of russellville: the city will let owners park their RV on their property, but not stay in it, unless its zoned and set up as an RV park: have to have at least 3 acres for that: which i have, but i don't want to go to a lot of expense to hire an engineer to draw something up, just so i can let a few friends and relatives hook up their RV and spend a night or two. no sewer is available, so i have to put in a septic tank anyway, and no other city comviences available, but they got me with getting it "drawn up" by a engineer?? i plan on buying a few acres just outside the city limits within a couple years, if all goes as planned, so i guess i'll have to wait.

very few places for those of you who travel with horses

Eddie, I assume you've seen some of the RV directories that have a separate section on RV parks with facilities for horses, so you could get an idea of what others provide. Since I never traveled with horses, I never paid any attention to that section in the directories I carried. Just as I never paid any attention to the section listing parks for square dancers.:D

I did notice that the Isle de Bois State Park at Ray Roberts Lake has a separate section for campers with horses, but no special facilities for the horses; just a place to park or camp and trails to ride.

I've never seen, nor heard of a RV Park with facilities for horses. When JimBrown suggested it, I was taken completely by suprise. I've done a bunch of searches and see where there are farms that have places for people to keep there horses and a few businesses that will board them, but no RV Parks. I'm probably putting the wrong key words in google when I search, and I didn't think of any of the directories, but so far, nothing.

The idea has allot of appeal to me, as I see those big horse trailers with living quarters on the Interstate all the time. Even a few Class A rigs with a horse trailer from time to time.

Sewer is the biggest hurdle to overcome for building an RV Park. Water is second. A local guy just build a 24 space RV Park near here and he spent $100,000 on his septic system. It had to be engineered for commercial use, which made it so expensive. Permits, design, locating it and the installing it and testing. He said it really didn't matter on the number of RV's he'll have there, it's sized for a range of what he could handle and Fedral minimums.

Eddie, we used to carry a Woodall's RV Park directory and the Trailer Life Directory, and I've forgotten the name of the third one we had, but I know at least one of them had a section in the back, organized just like the main section; i.e., by state, town, park name, just of parks that had facilities for horses. But of course it's been at least 18 years since I bought a new directory, so I don't know that they still have a section like that. We were members of the Good Sam Club and the Family Motor Coach Association at the time.

But go to google.com and for a search term, enter - without the parentheses - ("RV Parks" + horses) and see if you don't find what you're looking for.

Hi Eddie
Let me see if I can give you any useful info. Here is a little web site of mine with one poor photo of part of a barn we stay at a lot. CITY SLICKERS TRAIL RIDE IN THE OZARK MOUNTAINS OF NORTHWEST ARKANSAS This camp rents indoor stalls that are 10x10 for about $8 a night, 10x14 for $12?, 10x16 for $16. The average stall is 12x12 and it is rare to find campground stalls larger than this and most people will not want a larger stall. I hate to put my horse in a 10x10 stall. It would be a complete waste to make temporary stalls larger than 12x14. Most indoor stalls have solid walls 4 feet up or boards with very small spaces between them so hooves can't get caught in them. Horses can get "cast" in a stall with spaces between boards or pipes close to the ground. (cast = the horse lays down and rolls over and gets his legs caught between railings and can't get up which is very harmful to horses over a period of time) Horses also bicker with each other and can kick each other through pipe railings. Keep wood usage to a minumum as many horses can chew boards in half overnight. The lower 4 feet of stalls may be pipe rails covered with heavy guage livestock panels with 2x4" openings. The upper part of the pipe stalls can be covered with regular livestock panels with 4x4" or larger openings. See these panels here All Your Ranch Supply Needs! Stockyard Ranch Supply - Fencing Outdoor stalls are frequently pipe stalls with a few rails spaced about a foot apart with a minumum size of 12x12' and sometimes covered by a simple roof. You will find that most people who travel with horses require less first class treatment because they are used to "roughing it". Everyone usually brings their own feed bucket and 5 gal. water bucket and sets them on the ground in the stall or ties them up with fasteners they bring. Do not run water pipes in stalls or electrical conduit where horses can reach them. A simple faucet convienent to 4 stalls will allow them to hook up their hose and fill their water buckets and they will need a place to rinse off their horses which can be nothing but a high spot that water will run off of. People will usually tie their horses to the sides of their trailers while grooming and saddling up so you need to make sure there will be some room on the sides of the trailers. Many people will "tie out" overnight if you don't require them to rent a stall. If you allow "tie outs" you must have rules for where they can and can't tie. Horses can not be tied to trees as they may damage them. Many will dig good sized holes where they are tied by pawing. Hay & manure build up around a "tie out" area.

Many stables make extra money by selling hay & bags of shavings to put in the stalls for the horses but this is not a necessity.

Stalls must be cleaned out before a new horse moves in and most people clean their stall every day so you need a wheelbarrow and a place to dump the manure and shavings. This can be composted and used, sold, given away or hauled off. Most people bring their shovels or manure forks. Yours will walk away. Places either charge extra for cleaning stalls or require a deposit to insure that the horse owners clean them. Signs must be posted telling the owners where they may NOT take their horses. 4 wheelers should not be allowed in the horse areas. Neither should camp fires or fireworks or loose dogs. Post signs telling addresses and phone numbers of the nearest horse vets and feed stores. There is usually more net profit in renting a horse stall than a motel room.

When I find some of my photos I will post them and when I remember more helpful hints I will let you know.
