Alan,

I've been called a "horse trader" by more people than I can remember!! hahaha I'd rather make a good trade then deal with cash anytime.

The carports are along the lines of what I was thinking when looking at those pictures in Birds post, but bigger. It would have to be tall enough to drive an RV under, and long enough for a 40 to 45 foot RV.

If I did something like that, I'd probably put metal poles in the ground and build a truss to span the width of an RV, plus a little. 16 feet? Then cover it with green metal panels.

For now it's just a good idea that I'll probably through into my business plan as one of the long term improvements that I can add at a later date. They just love that sort of stuff in a business plan. Lets them know there is a plan that will continue to improve the place. hahaha

Thanks,
Eddie

Bird, thanks for the link tot he covered sites. I imagine in hot climates it would be nice to have the cover, especially jsut for the shad it would provide. Those covered sites were pretty clsoe together though. I am not so sure I would like a site so "packed in" liek that.

I agree, Rox (and Eddie). Those covered sites (in fact that whole park) are not where I'd go for a relaxing "vacation" or weekend family recreation. But if you're just passing through, or have business in the Waco area, the park is on the Interstate, easy in and out, close to shopping, not far from the VA hospital, Baylor University, etc. The covered sites are good for the shade, they're good for getting back and forth from the RV to your car or pickup in the rain, and they're good if you're concerned about the possibility of roof leaks on your RV. And of course all the sites in the park are too close together to suit me. In my opinion, the covers they built are not very aesthetically pleasing and could have been designed differently, but the park owners intend to add more of the covered sites because, even with the higher rent, they are the ones that stay full and they have a waiting list to get a covered site.

They do all varieties, sizes, heights etc. I went with 7' legs, 12 gauge posts etc. and ended up at $1000 on mine.

I know they have the ones for Motorhomes, Kind of tall and skinny too my eye, but it suits the need.

I think If I was using one, renting one etc. I would rather it be bigger, with more clearance etc, then smaller.

They Make Porta Grace carports right up the road from me. We have several where I work, and I got to tour the plant, see how they are made, bent etc, and they build a real high quality product, but they are not price competitive when you are looking for "cheap" with the cardinal line.

Eddie, T-N-T Carports is the company we used to build our carport and our daughter's carport when we lived in a mobile home park, and you can see that they have them big enough for motorhomes, although I have no idea what they cost or the cost difference between those and the covers the I-35 RV Park uses.

Most of what you see is for RV owners to store their RV at home. Covered sites in RV parks is a relatively new thing and those narrow "carports" would not do for an RV park. I think the 25' width in the I-35 RV Park would be about the minimum you'd want for a RV that's occupied.

Eddie, here is a shelf bracket that I made (can make) Of course the dimensions etc are variable. I could make up some of these and get them powdercoated if desired if you wanted to put them on your own poles or pipes or whatever.

They are easy (and cheap) although I am slow, and with buying this new house I may be slowwwwwwwwwwweeeeerrrrrrr as my wife says. :) but the trading price would probably be right if it fit into the design that you have in mind for your property.

The picture is kind of goofy, you are looking up, at the bottom of a shelf.

Bird, one thing I will never do is argue with success. You knwo for a fact that covered sites, even one that we as arms length observers think is not very attractive, are in demand. It kind fo shows you what people will give up for shade/shelter. They are willing to trade off being packed in next to theri neighbors sjut to get one of thsoe sites, in fact people do want them even at the expense of them not being ideally situated.

Now that I saw those carport pictures with the links you and other provided I would say that if I was still camping with our travel trailor I would pick a covered site also. But Eddie is also right that it would be better to construct them more esthetically pleasing. I can tell you right now that we would stirng paito lights all along the car/rv port :D

Here's a nice looking RV Park that I came across online. It's only on 4 acres, but there location is very nice. It also looks like they are in a fantastic area for sightseeing and things to do. I wanna go there!!!
