I would disclose the lines since you have a moral obligation to do so. But why can't he put a disclaimer in the sell that it, "will be sold as is"?

It's a potential liability and a concealed condition that is known to the seller. No good can come out of hiding or non-disclosure, especially when you advertize it all on TBN

I have always planned to verbally disclose the presence of the gas line if it was still running through the middle of the field and in use (see my original post). I try hard to live by the Golden Rule and someone "hiding" something like this could result in a disaster and would make me pretty angry. I appreciate my neighbor telling me about it when I bought the property.

My favorite dog is also buried on this property- I likely won't disclose that (he is in a wooded area and has been there for 5+ years).

You all have convinced me that the presence of the gas line definitely needs to be stated clearly in writing in an ATTORNEY written sales contract. If the attorney says that it has to be written into the deed as well, I will do that as well.

If the lines don't meet burial codes, you can have them legally condemned and disconnected since they cross your property. They should be deep enough and have a warning tape placed above it to prevent cutting it which digging. Just my two cents. grandfathered or not, they must meet codes.

Verbal won't cut it. Since you were aware of the gas lines, over a minimum seven years, adverse possession woul put the gas lines in neighbor's favor.
The buyer will (may) grumble about it, but he will still pay the price.
