:laughing: That reminds me of the first time I was in Akutan Bird. In the early 80's before there was a processer there in the village we were delivering to a floating processer out in the bay and a buddy and I decided to go check out the village. It was fairly early in the am and noone was moving around. As we walked into the village the dogs started after us and the pack got bigger and bigger and more agressive. Someones arctic entry door was open so we ran in there for protection with the dogs nippin at our heels. I shut the door on them as we got in and turned around and here were 3 villagers sitting at the table playing cards. One of them just pointed to a stack of baseball bats in the corner and they kept on playin. We both grabbed a bat and the dogs split as soon as we came out with the bats. Pretty funny sight watching everyone in the village walk around carrying a bat!:laughing:

If they are in your house, (without your consent) they are committing burglary of a habitation, day or night.

Sorry to say, it often becomes a case of who gets the best lawyer after the incident.
The day or night thing has always seemed crazy. If the bad guys know the punishment is likely to be less for a daytime break in and most young working family homes are not occupied during the day, then if they have any logic they would conclude.....
Have any cases been referenced in Texas where posting of No Tresspassing signs around rural porperty make any difference, at all, in the judgements?
Up here hunters must have a written signed permission slip from the property owner to be on the property. But as everywhere, the laws are adhered to by the good guys.

You said daytime break in. Breaking in is grounds for deadly force, night or day. The only time you have a grey area is during the daylight, when they enter an unlocked door, don't take anything, and do not act in a threatening way. An Eskimo walking in an unlocked door to warm up would not be grounds for deadly force.

Anybody who suffered a fire loss to their home should have their claim handled promptly and in good faith by their insurance company. However this may not happen in all cases.

Insurance companies are prone to look for ways to get out of paying claims or to go to extreme measures to mitigate their loss amount.

They are likely to try to force insurers to go to the expense and trouble of settling disputes under the appraisal clause even when the extent of the loss is clear.

This will likely come up in cases when the insurance company disputes that a loss is a liquidated demand for the full amount of the policy and claims that the building is repairable because a slab and driveway remain and are usable. This will allow them to apply coinsurance requirements and other factors that might reduce their payout of the full face value of the policy.

Hope this does not happen but I am sure it will.

Do they have new wings or were the old wings beefed up. I read somewhere of a C-130 breaking both wings off. Texas Raiders, the CAF's B-17, was down 10 years getting wing beef ups and FAA approval to fly again.

When I have the front doors open I have the screen ones locked in front. I had plain screen doors put up, they are the new vinyl ones, but I think they are so pretty. Only because the cat can push the doors open and get out, not that she really wants to.

I do lock up at night but we don't take the keys out of the vehicles. We started locking up the tool trailer and hubbies shop, he just has to many items out there anymore. But we have an automatic gate to go through, of course, if they know how to unpin it, that is no obstacle.

But I go on vacation and leave the back door unlocked, my tenant next door gets all over me about it. Well if they want in, they will get in. But I am going to put up some kind of camera survelliance kind of system. Folds are getting pretty poor and with extended UE going to end soon I expect more just plain stealing of things to pawn.

In our 65 years we have had 2 thefts, one when we lived in Birnamwoods and someone stole a bunch of stuff out of hubbies company truck. The other about 5 years back when some less then great people lived next door. There 12 year old and a buddy stole a bunch of hubbies tools, we got some back and the insurance paid for the rest. We realized they stole gasoline too for a while. I did have the back windshield of a Camaro busted out in Birnamwoods too, some kids broke out a bunch of car windows one night.

So do Y'all still live in the Spring area? I went to Klein schools all 12 years.

Looks like some lucky folks may get some rain here in N Texas!! good cell West of me moving NE. Only reason it's going to rain is I had to get some sheets of 3/4" plywood water sealed today, but hey, the sheets are now in the shed, coffee is on and I hope I get a show!!! (rain:D)

Is there any type of enforcement of clearances and weed abatement? I know Cal Fire really pushes the 10' clearance now. But, it is not enforced across the board.

I always wonder how many homes are lost due to lack of cleared area around houses.

It is sad to hear of folks losing their houses like that.

There is no clearances for weed abatement. I was wondering what the distance was, as I will landscape soon, maybe just cactus.

I see rain west and south, but all that's here is blowing sand.

If you were up here "OHIO" you'd be chilly washing a truck. I mowed 10 acres this afternoon wearing a flannel shirt with the cuffs buttoned and was still cold.

I mowed my yard this morning and it was cloudy enough that my wife said I might get wet if it started to rain. I told her I sure hoped so, but it hasn't happened yet. The yard hadn't been mowed in 11 days and only about half of it needed mowing today, although I ran over all of it. Radar makes it look like some of the rain might get to us later; sure hope so.

Yesterday morning, at my wife's suggestion, I turned off he A/C and she opened windows for the first time in months. We didn't close them until we went to bed last night; high yesterday was 73. We certainly enjoyed it; even sat out on the patio, it was so pleasant.

Well the "big" storm was headed right for me, but as usual, it deviated, must be my big oak tree that keeps running the good rains off:laughing:

11 days ago? We haven't had to mow our's for 6 weeks.
I have been cranking up the zero turn every 10 days.

Weed abatement in my city is quite strict... if not done, the city dispatches a private contractor and liens the property.

Strange thing is my folks were getting into a lot of trouble with the city... made no sense to me since I blade everything and have done for many years...

Turns out the city inspector was citing Mom and Dad for the neighboring parcel... **** Which is City Owned**** once I got that established nothing happened because the city does not have funds to do abatement on city parcels?

They basically require 10 feet around structures and trees be limbed up from the ground 6'

Vacant under 1/2 acre requires all grass and brush over 6" removed and hauled off... larger parcels require a 100' wide perimeter fire break...
