31 acres of pasture. Are you raising livestock? Maybe I've skimmed past it but what is the intended pursose of the land? Looks like all your neighbors are wooded.

Main intention is simply to move there. But I want to thin the treed areas, enough that I can at least walk thru. I do not want to run off any wildlife and in fact want to make it attractive for wildlife. The "clear" areas that we have been discussing are up for discussion. I would love to find a local farmer who wants more land and I would let them grow crops or hay in exchange for some land work. County tax website still doesn't show me as the owner and still shows the land boundaries as it was many years ago. I have taken a bunch of drone pictures and they are very helpful. Did have a set back this week. The county was considering building my road and digging my pond in exchange for the dirt. They did a test dig and decided there was too much clay for their use so that opportunity is gone.

I'm always strongly in favor of hiring out these jobs. You'd spend months of work and burn more fuel than hiring someone costs, to do what a D6/D7/D8 could do in a couple hours

Actually, I agree. Although, I want to do a bunch of it for these reasons, in order.....therapy, enjoyment, stress relief and money savings. There are a lot of things I cannot do because of lack of skill and lack of equipment and will hire those out.

When I did my yard I hired a D6 and a large trackhoe for two days and they did all the bush pushing and rough grading and such.
Plenty left for me to do between little landscaping jobs, spreading gravel, lawn prep, mowing everything, ect

Based solely on my experiences with row crop farmers....

None around here would be interested in tilling any of the land I see in your pics. The debris on the ground would prevent any success. In your pics I see no crop ground. Maybe that's because of the debris problem for row crop renters? Or maybe that it appears the area has poor drainage. I see water standing everywhere.

The ridged areas were probably created with very large plows pulled by dozers. An attempt to destroy all the roots and stumps they can.

This is going to be a very expensive undertaking. Or,,, it's going to be a very slow undertaking.

I love a good challenge though. Looking forward to following your progress.

Meeting at the property Wednesday. First priority is the road.

For the areas for crops, correct, it is obviously not ready for any planting of any kind. A majority of the water issue is due to the rows left in the land by the timber company. It has rained a tremendous amount this year but the rain should really slow down now. I'll update this thread as new progress is made.

You said that you want to move there? Have you had that place perked to see if you can get a septic tank permit? That looks like a bunch of the land that I own in SC that is uninhabitable for that reason. You will likely have to wait until next summer when things get dry to do anything to that. I own a Komatsu PC 220 that probably wouldn't stand up in there without making a huge mess.

Keep in mind this is the wet season. Sap is not rising and there is nowhere for any of that water to go. I lost count of how much water we have had but you are correct, it's a lot. That soil type will break through and turn into a mire.

Hard to jump to the conclusion that it won't pass a perc test based on standing water without knowing the cause. It is holding water because of heavy rains for months and the way the land was left by the timber company. Where the house will be built doesn't have standing water even with the heavy rains. It sounds like our seasons might be reversed because we are now drying out. As one of my vendors asked, "would you be upset if you dug a hole and it filled with water?" His analogy was that the timber company left deep rows and of course, some of them filled with water. When all is said and done, maybe there will be wet areas but not like it is today.
