I'm 20 miles NW of Philadelphia, and it'd be $30,000-$40,000/acre, so I hear. My wife and I lucked out and got 4 acres at $9,000/acre that her father had bought years back.

Location is EVERYTHING.
here in central NY we almost bought 120 acres, with small rolling hills, pond, meadows, woods, stream thats 3 miles from interstate in a excellent school districy for $132k.

Instead we bought the 2800 sq ft old updated Victorian house on 5 acres of woods, a twenty mile valley view one direction, a ten mile rolling hill view the other, near small "lakes" and 22 miles from the center of a medium-size city that backs out onto state pond/wetland behind us and a hay/corn farm across the road for 180k.

My bro in law the RE lawyer says it would be close to 2mill if it was a hour from boston where he lives

I'm not sure but I think ag land goes for 300-500.

5 acres, $65,000 about four years ago in sunny central florida. I thought we were nuts, 65k, no house, no utilities, no nothing. Similar sized lots now sell for 300k. If you look, you can find land from 30 to 100k an acre.

25 acres bought at 1700 per acre 3 years ago. Old timber NC bottomland that borders state game lands. I'm happy with it.

Central NY - about 20 minutes from Rochester (on the East - which is more expensive than the west)... 2800 sqft place (7 years old from a reputable builder) + 30x40 pole barn + 35 acres (of which about 10 acres are classified as wetlands) - Back out the insurance valuation of the house for full replacement - We got 35 acres for about $1000/acre... with full building rights still intact!
That's a deal around here.

Moloss, I lived in Winchester, TN. for 3 1/2 years, so I got to drive through your neck of the woods every day on my way to work in Moulton, AL. I sure would hate to make that drive now, what with all of the traffic tie-ups on Winchester Road, Moores Mill Road, and US. 72 east of Huntsville.

It is getting bad here with all of the sub-divisions going in, but at least most of the people are going to Huntsville. My drive is down Mooresville Rd. to I-565, then to Decatur, along AL. 20, the Beltline, then AL. 24 to Moulton. The worst traffic is always going the opposite direction that I am going, so that is good, but the TN. River crossing looks real fun in the afternoon, with all of that traffic headed to Decatur from Huntsville. It does affect me when I try to make my turn at the ALDOT District Office on AL. 20 at US. 31. I have had to wait for 5 minutes just to cross the westbound lanes of AL. 20 in the afternoon, while driving a pickup truck.

If this area doesn't get some road work going on to widen and expand the highways, we will be in gridlock when all of the BRAC folks get here. Right now, there doesn't seem to be that much roadwork going on here. Most of the tax dollars are going to Birmingham and Mobile for their projects, so we are being left high and dry (no pun intended in regards to our drought).

Regards, Colin

If you have an income without needing employment (pension, annuity etc) of more than about 500 euros a month - sorry do not know the exchange rate offhand, then move to Portugal. A couple can live quite well on that amount, and if you are a TBN reader then you will obviously be able to improve anything you buy and probably produce a bit of your own food too. Very difficult to quote prices, but a few acres with a tumbledown house can be as low as €10,000 around Castelo Branco, our nearest town. Anything over €100,000 will get you land and a liveable house, or just a good house. Old McDonald.
