I’ve been a member here for a long time, just limited posting since I moved to town.
Been lurking in the forestry forum for many years, and following your posts.
During down time this year I went back to the oldest posts there and started reading them.
I’ve made it up to 2010 in the sawmills and milling forum, many of those threads were yours.
Nice to see you keeping busy.
Someday I will make it back to the woods, my daughter graduates high school in 4 years so hopefully by then.
I day dream of mills, saws and timber.

Yup 5030 Flip, I picked you out a few weeks ago.

Thanks Matt. Since you have been following me you know that I am 77 and still kicking. Yes, this is my 19th year of sawmilling and I am supposed to be retired !! :) Right now I am trying to get some sawing jobs behind me so that I can get back on the tractor at the tree farm. There is bushhogging and spraying to do and then deer food plots to subsoil, disk, and plant.

April 10th, I paid $6.51 for 2 x 8 x 12 SYP. Today, they show $18.55

Same date, I paid $12.30 for 2 x 8 x 12 PT. Today they show $25.98

It wouldn't get to me as bad if the land owners were getting a lot more. But that is not the case around me. People are saying the prices will go back down. Like the prices on everything else has ever went down. Wanting to put up more wood fence around the barn for the horses. I can buy a crosstie for just a couple of dollars more than a 4x4x8 PT. I haven't checked the prices on the 6x6x8 for my corner and gate posts.

Ouch!!!! That hurt reading it let alone having to pay for it......

But what to do if it is something that you do not want to wait on or can't wait on. And what if the prices don't come back down. And if they do, will it be enough lower to justify waiting? And the other question is, can you even get some of the lumber/materials?

Around here you can still get it all. But it is really high.

For around here, we see lumber has roughly doubled in cost this year.

But it's not like the whole job has doubled. After all, what percent of the job is lumber? I'm guessing that it is about one quarter lumber, Then somewhere around a third of the budget goes for labor. and the remainder goes for concrete, roofing, electrical, plumbing, fasteners, glue, paint, window & doors, tools, permits, and such.

So if makes sense to pencil the project out just like you were bidding it.

When you're doing a shed roof attached to a house that is 4x4s, 2x8s and 2x6s with OSB on top, then metal roof, the lumber is most of the cost. It would double the project cost at what I quoted above.
