What surprises me is that lumber costs a fortune in the lumberyard but at a farm auction where there is new, unused lumber piled up they often have to put something else with the pile get it to sell. Seems no one wants it under those conditions. Must be a convenience factor.

At my local box store getting some stuff. I asked one of the managers in lumber about the price of 4x4x8 PT. I will need about 50 for some fence but can wait until later when prices go down. He said, "I wish you had come in on Tuesday. We had someone return and almost full pallet load of 4x4's. They didn't want to put them back on the shelf and he marked them down to 75% off." He said that all lumber that is returned, no matter the reason, that they can mark down 75% to get rid of it and not have to sort thru it and put it back on the shelf. Makes me wonder how much markup do they have in it.

The owner of a local discount building supply told me lumber to him is like gas to a convenience store. It something he has to sell but not where he makes his money. He said he really could careless if ever sells another 2 x 4.

Last time the economy tanked I bought 200 sheets of OSB for $4.13 a sheet. It'll be interesting what the next year will bring. Just bought 2 shipping containers and will wait building another pole barn. Easy to resell and move shipping containers.

I just paid $11.48 for a 8' 2x8 pressure treated at HD. Most of the non-PT wood was bowed or so rough, I don't think it would be usable for much. $15 and up for the same size fir with lots of rough spots, knots and warpage.

Just accepted a roofing bid that is 10 months old... it was contingent on tenant moving and tenant just moved.

In 10 months the price went from 7k to $8500 and 5 year warranty to 3 year warranty...

When asked I was told the cost of materials went up... the bid includes some wood repair.

On a side note... 10 months ago jobs were 6-8 weeks out.

Updated proposal jobs are 1 week out... so it isn't too many jobs on the schedule.

So 20% increase in less than a year... citing significant increase in lumber.

Glad I had a very large roof done 3 years ago... it was hand split shake which is no longer allowed... so lots of OSB over skip sheathing... that was a 23k job... imagine 30k now.

We will see what the new year brings. I will still need to get at lease 50 4x4x8 PT and 75 2x6x16 PT for repair and new wood fence. I can put part of it off till summer, if I think prices are going down and I still have the money. I don't heat with wood, but could do some if I have to. I think I will plan on a bigger garden. Tomatoes and butter beans sounds good to me. The place I work is into heavy equipment, timber and coal. My job will be fine, I think for the next two years. After that, I will see, but I could retire with everything paid for. I am not sure what lumber will do, but the land owner and the loggers are not getting any more for their timber or work.
And for all the tree lovers, my boss replants almost everything that he cuts. All coal fields must be reclaimed back to where they were before. Filled back in and replanted(mostly with trees). There are even rules as to how many times you can use the same path to pull trees out. I still fine that most land owner want to save the land.

I would still like to know who is making all the money on lumber.

Not sure but some home improvement retailers are on track for banner years...

I do know a lot of people where 2020 has become the year to catch up on projects around the homestead having time on their hands.

The local Garden Supplies report best year ever...

I guess if you are spending time at home it is one way to make the best of it.

Blessed to be working steady, but with reduced hours for several months... many, had a long hiatus and those with homes/gardens made the most of it.
