If we’re all lucky here, a future overage will trigger a sell off and all those who hoarded will have to dump because of retail price slashing. Prayers that we can get materials at less than last years low season prices.

This is my target. When prices get back into this general area, I'll buy a few boards.

2-in x 8-in x 12-ft Southern Yellow Pine Lumber (Common); Unit Price $7.23

That's what I paid on 4/9/2020

By fall lumber will be down to more reasonable prices. Probably (hopefully) not as low as they were two years ago though. Sawmill owners like to make a decent living also. In the last year mills around here have actually spent money on upgrades, rather than try to keep the old equipment gumped together for a while longer.

I bought 12, 1 x 10x 12 Cypress boards today, rough cut, kiln dried; $400 bucks. Needed them for a greenhouse / potting shed project for my wife. Cypress is always pricey.

Why pay for KD cypress if it to be used in a wet environment?...if kept out of ground contact it is just about impervious to moisture...also no need for painting or sealing etc...

I've been holding out since October!
me too but i just failed my inspection because i had not enclosed my porch and carport ceilings. Insulation and wiring "exposed".

The inspectors here are GREAT! Nothing but help and suggestions.

I told him the ship lap i was gonna use was 3x what i budgeted for.

Good guy, suggested a different mill and called it a complementary inspection.

Not sure what this means to real people.

"Lumber futures fell as much as 3% Wednesday to $859.8 per thousand board feet, extending the fall beneath $900 as the commodity's rally continues to cool off.

Lumber prices surged throughout the pandemic as supply bottlenecks and soaring homebuilding demand pushed lumber futures higher. Now, prices are trading nearly 50% below their May 10 peak of $1,711 per thousand board feet."
