I'm with these guys: tell the Realtor to cut you a check, for full asked value, (also note that since they did not sell it but destroyed it they should get NO proceeds from the fire sale

my sister and brother in law hit a wall with their insurance agent on a chimney fire and they said the private adjuster they hired was wort it.

Dealing with ins cos can be a PITA, for sure. Don't forget that you can
file a complaint with the CA state ins commission if they drag their feet.
At least they are not blaming you!

Have you considered selling the property as-is, without any repairs?
In Woodside, it might be worth MORE that way, as a potential buyer
won't have to scrape as much for their new mansion.

I have thought about it, the problem is that the lot is small and required setbacks have increased substantially over the years.
Because I had a fire, I can rebuild in the previous envelope, anyone else buying the property would have to meet the new requirements. The house they build would have to be so small as to be completely crowded.
Realtors I have talked to think I would be better off to rebuild myself, then sell.
If I run into enough trouble, I will go top the insurance commissioner. Right now is too soon. They have not made any settlement offer yet. I they offer something close to the policy limits, i can't do much better & will take it. If they give me a lowball offer, I will go to the insurance commissioner and then to a lawyer.

I had them come in and make an estimate. EXPENSIVE!!!!!!!!!!!!!!!!!!!!!!!!!!!
I never used them. Too much $$$$$$$$$$$.
But, if I need a "good" estimate, I would use them for the estimate only.

Hmmm, sounds like you need to be the contractor and build to suit. Just need to find someone to build for.

Like anything else--what's the end goal and how to get there from here.
If it has to be rebuilt to realize the maximum sales value and rebuilt only by CurlyDave because of current setback requirements, then that decision has been made by the circumstances.
It's enough of a pain to sell a house without having to rebuild it to resell it.

Where you involved in any of the rebuilding after the Oakland Fire Storm? People had to build on the same footprint, but they were able to go taller and even cantilever out over their original footprint. All sorts of fancy homes went up where there was just shacks before. It was fun just seeing how creative some of them were. Take a home that was under 1,000 sq ft before the fire and build over 3,000 square feet on the same sized pad.
