I'm with these guys: tell the Realtor to cut you a check, for full asked value, (also note that since they did not sell it but destroyed it they should get NO proceeds from the fire sale)

A side note- I will NEVER use ServPro again! I had water damage, they charged $400.
Because I had a fire, I can rebuild in the previous envelope, anyone else buying the property would have to meet the new requirements.
