Good friends just did their bathroom, full gut, fairly small. $32K.... No custom glasswork, no plumbing moved and no new windows. I thought they paid twice what is should have cost, but they were in a hurry and only received 1 quote. Three outfits wouldn't bid, they were too busy.

You pay for "in a hurry".
I was just pricing some modular cabins for my VA land. Wow, seems high for what you get. Guess I'll be pounding the nails.... To the point I'm considering building wall panels here, and carrying them down on a trailer and standing, rinse and repeat.... Also so I don't have loose lumber around to lose...

You pay extra if you don't shop around. One tree guy came and gave me an estimate that was wayyyy out of line with the other estimates. Seen the same nonsense from other contractors.

One thing in Tennessee that happened recently is the state effectively banned the conversion of modular barn buildings built off site into tiny homes. It's either stick built on site or you must buy a mobile home with the appropriate certifications. You may want to check the rules in VA.

I thought the money was in HVAC.
When a company comes to you, they are running at least 20% overhead.

Margins can actually vary between service and install with HVAC, but your service department runs you way more overhead than install, but service should actually make you more margin.

I don't generally deal with homeowners, nor do I really want to. That said, the few times I've dealt with homeowners, I'm batting over 80% selling the job and funny enough, sometimes I am the highest priced quote they had.

That said, I know my market and my costs, and I know what I'm selling, and I know I need to make money. There are some companies out there that would be higher than myself who are only using service techs selling from a list price book that the "home office" (actually owned by a investment company) who are REALLY high in price.

Funny, I had a buddy from another contractor quote a job at 8k for a changeout, and he was making money. Problem is, the end user talked to two other companies who were owned by investment companies and the other 2 quotes came in at 13K and 15K, and since he was so much lower, the end user was afraid to use him. My buddy was kicking himself because he didn't come in higher LOL

The little modular ones I looked at are “RV certified” or something like that, already inspected. I was talking about prebuilt panels assembled on site, not a shed . Almost all new homes are built like that here. Still gets framing inspection.

One of the area Habitats builds their wall assemblies off site and cranes them into position on site in part because they have access to a crane that's just the right size for what they are building.
