Yeah, that was the concern. Got it done with a few months to spare.
I haven't been able to go thru all ~70 pages of this thread, but how did you make out with the property tax situation? I feel for ya there. I got it pretty OK in that regard. My home (just outside of E.Aurora) is ~2800sq/ft, but it was built in 1973 and I'm out in a mixed zoning area. I'm about $5000/yr. Homeowner's insurance is getting scary though. Mine went from $900/yr to $1300 in one shot and I've never filed a claim. I know that's small potatoes for a lot of you fellers, but's it's the fact they can charge whatever they want.

Gosh that's a tough pill to swallow.. Are you septic and well water? I feel for anyone doing new-builds, because this is what happens.

I suspect your home owner's insurance is going to be up there as well unfortunately. Like car insurance, homeowners is going up exponentially.

Just for (useless) reference this is an aerial view of my sister-in-law's house, in the 'rich people's' neighborhood about 4-5 miles from me. They bought it about 10yrs ago for ~$450K and I thought they were nuts, but they work hard for their money. I remember seeing their tax bill laying on the counter about 5-6yrs ago and it was ~$12K/year then. Their home is the last home on a private driveway/road. Septic, but they do have city water and gas.

Septic and city water.

I still am hoping my assesment will be lower due to the fact my "house" looks like a simple pole barn and is only 2 bedroom. It's not appealing to most buyers, especially most women. So hoping it gets a lower than normal value placed on it for a new build. However, I am not betting on that.

Looks great! At least you got the natural gas installed before it get's outlawed for new builds here in the PR of NY.
The outlawing of natural gas or gas appliances chaps my butt. I couldn't live there.

I'm totally with you. I would like to get out some day. One of my kids lives in the Columbia SC area and I would love to permanently head in that direction when I retire.

Congratulations on getting your gas meter installed before the deadline!!! I hate deadlines. They stress me out.
