At Home In The Woods

I have gotten the end roll of newspaper (or heck, layout paper at the Depot now that i think of it) and cut it into furniture dimensions and laid it out on the floor to help one of the exes see how a room would work.

Yesterday I tinkered. It was nice to be able to do some stuff on the house without the pressure of a deadline. Brick laying may start later this week so I closed up some holes in the walls.

The first hole was intended for a master bedroom vent that we decided we didn't need. We will have a vent over the shower and one over the toilet. I decided we didn't need another vent over the claw-foot tub that will sit next to the window. We can crack that window or use the vent over the toilet.

The second hole was apparently caused by a miscalculation by the H&A guy for the gas furnace vent. I added some house wrap and window flashing tape around the white PVC vent pipes. We'll add some spray foam at some point to seal around the pipes.

Oops!

I messed up the house wrap on the front of the garage with my FEL while backfilling over the electrical conduits. It was just cosmetic, I barely touched the wall but it was enough to tear up the house wrap.

I found a spare piece of house wrap and patched the tear.

I finished backfilling the last of the area where the electrical conduits enter the house. I added some gravel under this drain tile. It will stay this way until after the phone line and gas meter are installed in this spot. Then I can finish backfilling for the final grade. I placed some scrap house wrap over this drain tile until I'm ready to cover it later.

Guess what happened while I was working on this area? Yes, it started raining again. There's just something about my working in this corner that causes rain. This time I was finishing up so it wasn't a major issue. I was ready to stop for the day anyway. I had a nice leisurely work day and was ready stop anyway.

Obed...don't feel bad, when we were building our house 5 yrs. ago the fella operating the front end loader on his skid steer was working around our back porch and after he pulled away I happened to walk over and noticed one end of the decking obviously higher than the other...I brought him over and he finally admitted he had hit the porch with his bucket...the framers fixed it and said they would not charge but I have a feeling I paid for is since they were friends with the skid steer operator...so I am sure somehow they worked it in to my invoice..Things happen...your patch looks great.

I know you will be glad when this is all done...I remember when we were at the phase you are now, just keep on keeping on and smiling...

Yes, we will. We sometimes wonder, if we had it all to over would we do this again? I'm sure we would do some things differently. It's too early to say whether or not we would do it again, especially while we're still in the thick of things. Last night, just from curiosity, I looked on the MLS system to see what houses are for sale around this area with lots of 5+ acres. I have to say there was nothing similar to our house and property for sale. Properties like ours seem to only go on the market when the owners get old or die. I'm thinking that after all the work and stress required to build our house, I can't imagine wanting to sell it.

Thanks for the encouraging words.

Obed

Exterior Doors

We have 5 exterior doors. In preparation for the brick installation, we checked all the doors to make sure they opened and closed well. We noticed that one of the basement doors rubbed badly in one corner when closing. Upon closer inspection, we could not see any nails in the door jams. The wife went and inspected all 5 doors and could not find any nails in any of the door jams. It appears that the doors installations were never completed. The wife got out the door installation instructions and saw several things that were not done. So she called the framer and told him she wants all 5 doors removed and re-installed. The framer is coming out tomorrow to take care of the doors.

Obed,

good for you make all the subs install things per the manufacturers instruction. If you do not and there is a problem the manufacturer will not honor the warranty. At least that is what I ran into when I was working in the warranty department at my previous job, working for a general contractor. It always amazed me how much some subs would try to fight installing per manufacturers directions.

The framer's workers came out today to work on reinstalling the doors; their boss didn't arrive until later. The wife went out and checked on them and made them not skip any of the manufacturer's installation steps. She basically ended up micro-managing them; that seemed to be the only way to get the installation done completely per the instructions.

The H&A people ran some gas lines in the basement. I'm irritated that last week they installed the master toilet vent ductwork so that it slopes downhill into the house instead of out of the house. I specifically told them we wanted the ducts to slope so that condensate would run outside and they did it opposite of what I told them we wanted. I honestly don't know what it takes to get people to install stuff the way it is supposed to be installed. It gets old re-doing work yourself that you paid someone else to do. It also gets old making people re-do stuff.

Please forgive my ranting.

Wiring

The attic wiring has been completed - 5 lights and a couple outlets. We're having a conduit run up from the basement to the attic so we can run more wiring to the attic later. According to the electrician, it is now against code now to run wiring through conduit inside the house. He said the code people are afraid that the wiring inside the conduit will get hot. So if we want to turn the attic into living space, we'll have to wire it "under the radar". We also had the option to run a homerun wire to the attic that could be used later to wire a sub-panel upstairs. We opted for the empty conduit instead.

Electrical boxes have been nailed to the walls in most places around the house. Yesterday, the wife had the electrical worker describe to me how all the homeruns would be run. I asked for some changes. In our area, the city requires no more than 10 outlets on one circuit breaker; the county allows 13. Since we are in the county, he was wiring 13 outlets per circuit breaker in several places. I asked for some more homeruns and specified which rooms/areas that each homerun would supply. I definitely don't like 13 outlets on a circuit because that means if I want to add one more outlet in a room, I can't just tie the outlet to an existing outlet because the circuit is already full. I would have to run a new home run just to add one outlet to a bedroom on the opposite end of the house.

He also wanted to put the master and hall bath outlets all on one circuit breaker. I told him that would be ok. However, my wife today noticed that both baths would be on the same breaker and said that won't work. If both baths were on the same circuit breaker, we would not be able to have a people in both baths running hair-dryers simultaneously without tripping the breaker. So we're going to ask that each bath get it's own home run.

Here's the electrical breakdown as best I recall:
Circuit 1: Master BR outlets
Circuit 2: 2nd and 3rd BR outlets (13 total - yuk). I asked him to wire these bedrooms in a way that I could easilly put each BR on its own circuit breaker myself later.
Circuit 3: Foyer, hallway, front porch, and laundry outlets.
Circuit 4: Dining room/office outlets
Circuit 5: Dedicated outlet in the office closet (for computer electronics)
Circuit 6: Washing machine
Circuit 7: Dryer
Circuit 8: Kitchen outlets
Circuit 9: Living room outlets
Circuit 10: Master bath outlets
Circuit 11: Master bath in-wall 240V heater
Circuit 12: Hall bath outlets
Circuit 13: Hall bath dedicated outlet for space heater
Circuit 14: Garage and back porch outlets
Circuit 15: Attic outlets
Circuit 16: One outlet in the basement garage plus one outside outlet by each of the two exterior basement doors.
Circuit 17: Whole house fan
Circuit 18: 240V water well pump
Circuit 19: Lighting for all 3 BRs
Circuit 20: Foyer, hall, dining room/office lighting
Circuit 21: 5 flood lights, 4 porch lights, 2 lights by exterior doors, garage lighting (I'm not certain about this one)
Circuit 22: Lighting and vent fans for the master and hall baths
Circuit 23: Kitchen lighting
Circuit 24: Living room lighting
Circuit 25: 5 attic lights
Plus circuits for utility equipment (HVAC, gas water heater forced air venting, etc.)
