Big first steps towards construction

Jagman. I was stationed at Schofield Bks, almost next door to Miliani.
No, we will not have A/C, just ceiling fans and trade winds, house is designed to be very open and take advantage of airflow by orientation and design. Hilo does make 90 a couple times a year, but we are at 1100 ft elevation and about 5 degrees cooler. Temp range 60-85 (roughly)

Don,
Thanks for the info and links on pool. We will have some sort of solar heater for the pool.
I'm interested in solar hot water, but everything I read is quite expensive. It's like you can get tax credits, but you'l pay to get them. /forums/images/graemlins/confused.gif /forums/images/graemlins/confused.gif /forums/images/graemlins/confused.gif I refuse to go the traditional water heater storage tank route and will use LP tankless.

As for PV electric, I'm guessing mine is gonna run about $25K. We will be totally off grid, the only utility bill will be cell phone. For me to get regular electricity, I'd have to run about 1200 ft, assuming my neighbor gave me an easement. If I did that, then I could count on a $200 month light bill, until the rate goes up. Would seem reasonable for you to consider PV. I think Florida has net metering, meaning you'd sell power back to your power company. One approach would be to get a proper system designed and then build a starter system and add to it as your budget allows. Lot's of info online. Here is one somewhat dated link: Florida Solar House
