I have a fairly large lawn at my home and another fairly large lawn at a commercial property. Both are established but both had a fungus last year that did damage that will not grow back without top dressing and reseeding. My question is if there is a 3ph implement that will evenly top dress loam ? I know I can use the bucket but that’s not as easy as it would be to just drive forward pulling something.

Tom - yes they make these machines for top dressing. Compost Spreaders | Commercial Topdressers | Earth & Turf

There was one at suction in Shrewsbury Ma last year, so the rental yards most likely have them.

To get the best results tiil or scarify the base to loosen up the soil, then top dress and seed. Top dressing alone doesn't work well.

Toro put "top dressers" on the back of Toro Workmans and MD's. I had a chance to swap a 4x4 Toro Workman for a MD with a top dresser cobbled on the back and a diesel engine in it. Haven't a clue what a "top dresser" is good for, so I passed on the deal.
They are around but from what I see, they aren't very cheap.

If you have to redo the entire yard and it is large as you say, I suggest that you disk the entire area, go over that then with a harrow or just drag a piece of chain link fence behind your tractor to level it out. Then have some one haul in a load of pulverized black dirt, then use a skid turn to mover the dirt around and level it off.
Then put down the grass seed and work that in with the chain link fence. You will need a lot of water for this job as the seeds can not dry out while sprouting.

Ripping up the entire area isn't an option in either place. Both have irrigation and I don't want to destroy it.

We have irrigation too - just did this last spring after I took out a few trees (beech blight) and opened up this area. It was always thin to no grass in this area.

Lightly rototilled (old craftsman front tine) the top 2" scarifying the area, then added 16 yards of good farm loam, fertilizer then seeded.

Just after seeding we had a welcome week of rain!
