I'm not sure why this matters. If he's a part owner and he feels it's a concern, then it's a concern. I'm big on allowing access to private property, but also believe that we need to respect that privilege.
But if one feels it isn't a concern then it isn't?
This works both ways right?

Huh? If the owner feels it's a concern, it really doesn't matter what the rest of us think.

Hey OP. Have you talked to the person that runs the horse riding place?
That was going to be my suggestion. if you expect to have good neighbors, you should start by being a good neighbor and go over to the offending farm and talk to the owner. Most likely he has live in a rural setting for a long time and to him a pile of horse dung is just a part of the rural life. You may not get anywhere in finding a solution but you may find him reasonable and accommodating. If not there are gates, signs and cattle guards, but be a good neighbor first.

If it's a private road he should have asked before using it. Perhaps he did, and one of the other owners said that it was OK... in which case the onus should have been on that person to let the other owners first.

I don't personally see the problem, but do believe in private property rights.

Unfortunately we only have one side of the story, however, no one property owner has the right or authority to authorize a nonresident to use a road jointly owned and maintained by 5 people. My suspicions are that the road was there before the land was platted for the 5 lots and was either considered public access or the stable owner had prior permission. Or possibly the road comes with access rights for the use of the equestrian trails. In any case, talk to the offending neighbor.
