Unfortunately, rock prices vary a lot depending on location and distance to the quarry. The gravel pit local had a dispute with the reservation so now their not allowed to dig gravel from the creek so they haul material in from their other pits which adds trucking expenses and increases overall price significantly. The reservation got greedy and wanted more money per ton so it actually was going to cost about the same as hauling it in from elsewhere so they decided not to cave to their greed and I support them for it. It use to be cheap though but now it is $17 a ton for oversized stone. Adds up quickly, crushed was over $20.

Eddie, I just found this thread and really enjoyed reading it so far. I think its great that at this point in your life, you can help your parents out like this. They seem to be good "mules" ;)

My 2 cents, here in Texas, a good way to beat the tax system, (and I have done a lot of studying on this), is for a single story home to have high pitch roofs and stick built attics built for storage. Put in an excellent fold down staircase or 2 for access and almost finish out closet areas in the attic. This way, you get non taxed storage room and keep stuff like Christmas decorations out of your way for the other 11 months. I put flooring over my garage in my old house and used it well. The local appraisal group won't know or care about attic storage and this frees up your bedroom closets for clothing and hobbies. the house will basically get taxed on concrete sq footage.

I'm using 2x4's on 16 inch centers. 8 foot walls for the bedrooms and common areas, 9 foot walls in the great room that will include the living room, kitchen and dining room.

I'm doing all the measuring and framing, they are helping with bringing me what I need, cutting jack studs and holding the wall in place while I drilll for the bolts and attach the supports.

They are good helpers, but struggle with understanding what I'm doing or what happens next. No concept of what they cannot see, or what has to be done to get there.

If you look close, you'll see that there are no headers over the windows or walk through doors, and only one 2x12 above the garage doors. Dad will cut and install those during the day while I'm at work. If he gets that done, I'll go over cripple studs with him and have him do those next.

We debated on roof pitch and have decided on 9:12 They both hated steeper and where split on flatter. This will give some room for attic storage, but with trusses over the garage, it's not going to be very easy to get around up there. I'm a firm believer that for insulation to work in an attic, you cannot store anything or evey walk through there, so all the space above the living areas will be off limits to storage.

The master plan includes two more storage buildings. Both have sort of been started and laid out, but are way low on the priority list. Once done, storage wont be a concern.
