Can anyone give a rough idea of the price of a complete bathroom renovation for a bathroom in a 3-bedroom semi-d? Also the same with an en-suite. The first company I spoke to gave me the price of just under 20k for a basic setup up which I thought was off the wall.
I do several bathroom remodels every year in East Texas. Most of them are gutted to the framing studs, then the plumbing is moved to new locations, including the toilet, and my showers are done in tile. Prices range from $15,000 to $24,000 total, depending on what is being done. But I also do touch ups like just painting the existing cabinets, replacing faucets, lights, mirrors and hardware, and cleaning up the existing shower that might only be $5,000 to $8,000 total.

From last year, your numbers aren't two far off on what we paid on the two bathrooms. Thing is, we absolutely love the shower in the master bathroom and no complaints on our end.

I think my guy tries to save us money and figure nothing is going to go wrong. Well, on both bathrooms, there were surprises in moving some things that he didn't account for. He goes over it with us (particularly in the plumbing and water lines), and even though his original quote was lower than what the job actually costs, it's nice to know he's somewhat in line with Eddies pricing when all is said and done.

As some people had mentioned, we don't use the tub as much as we thought we would, but still like that option in the master vs than going down to the basement to use the walk in tub we had done for my father that we rarely use now that he's not with us anymore (walk in tub shower combo).

In the past, anytime I was at a hotel for work using the bathroom I generally liked the hotels bathroom better than ours at the house. Now, I actually miss our bathroom when I'm at a hotel for work.

The hard part IMO is finding a contractor whom you can trust.

We've already gotten a 80K quote for the full kitchen remodel, but considering we will be selling in 5 years, will probably pass on that "investment". Heck, buying a 30" replacement electric stovetop with a downward exhaust is going to cost me 2K for the top alone, but that does need to be replaced.

Painting the cabinets white is very common, and a huge improvement to a kitchen. Adding clean, simple handles/knobs makes a big change for little money. New lighting helps a lot too. But the biggest bang for your buck, that will sell the house faster then anything else, is installing granite. There are different levels of granite, and different prices, but just the cheapest, contractor grade granite counters will sell the house. Then a cheap subway tile backsplash to set it all off.

I do a few jobs every now and then for people that are getting their house ready to sell, but don't want to spend a lot of money on a kitchen when it might not help the sale of the house, and if they get it wrong, might be a reason people don't want the house.

What you can't see is the laundry room directly to the left down about 13' from where the pic was taken.

Of course the 80K quote was everything down to the studs along with do some rearranging of the pantry.

Given what needs to change in our kitchen, not certain if changing the countertops and painting the cabinets would make that much of a difference.

In your professional opinion, exactly what changes would you recommend? Lay it on me, I'm all ears!

It's kinda a distant shot, but I think that kitchen looks just fine; those commercial acoustic dropped cielings..... that's a different story :)

On the granite topic; 20mm granite is a fair bit cheaper than 30mm granite; both material, as well as shipping, and installation. The more allowable seems, the cheaper too; but buyers dont care about thickness, or really the exotic'ness of that granite, as long as we are in the upper 5% of value.

We are going to have to do something with the kitchen in current place when we get it ready for market. Not a remodel, but probably sand the cabinet doors, bondo any of the damage on doors, and paint. The pink laminate tops... don't know. Our home is in the upper end of the lower 1/3rd, as far as value, so doing too much won't change that.
