( The Northeast rear corner. If you compare this to some of the other shots you can see how much our "flat" ground runs downhill. Sure did make people question why I built the garage up so high. /forums/images/graemlins/crazy.gif )

Well, I'll admit to being one of them, but now I see. /forums/images/graemlins/wink.gif

Looks like you've been making some good progress lately! I love those phases of a job where you can finally 'see' all the time put in, kind of like hanging drywall. Sure wish I could have added drains in my garage too, but the local code requirements (i.e., oil separator, etc.) even to drain snowmelt were simply too much $$ to justify.

Re: Jim\'s Pole Barn Project - hopefully

Jim,
This may be a dumb question, are you planing on cementing in the floor? I have been following your post but may have missed your writing about the cement.
I have a 30x40 pole barn that I had tons of sand trucked in and leveled prior to building because it sat in a low spot. Wish I had raised it about a foot higher. I had a moisture barrier and 2 inch blue foam board put down prior to pouring the cement. I also had a 4 inch drain set in the center of the floor.
A problem I had with the ground out side of the walls was the rain and melting snow washing out the fill around the edges. Because I filled with sand, not much grew in that area to prevent the wash out, I have added dirt several times now and will probably put eve troughs above to stop the erosion.
Your building looks great.

Re: Jim\'s Pole Barn Project - hopefully

Great progress shots Jim. You two didn't have to go out and get those rocks. Most of the ones we have here are more round than flat, but you can have the flat ones too...... /forums/images/graemlins/grin.gif Some are very interesting. I do have a lot here that need to disappear. Let me know when you want to stop by and pick some out. We can load them up in the bed of the Chevy with the Boomer. Still planning on helping you with the siding blocks/front lights and power issue whenever you're ready. Just let me know when.

Re: Jim\'s Pole Barn Project - hopefully

Yes, I do plan on cementing the floor. The guys is supposed to come out this week and give me an estimate on doing it. The spouting guy is supposed to be there next Wednesday to install continous spouting so that when I do the final back fill/grading it all doesn't wash away.

That is a good idea about the foam insulation. I hadn't thought about that. I might look to see if I still have enough room to install some. I believe I could and still have 4" for the cement. I was thinking I would need to add another inch of fill, but was worried since I already had it compacted that I didn't want to disturb it too much. I still have a couple of low spots, but that isn't a big deal. I might stop at Lowes tonight on my way home and price the foam insulation.

Jerry,

Great on the rocks. She is still wanting a bunch more. I'm pretty tied up the next couple of weeks - bet you can't guess why /forums/images/graemlins/smile.gif Maybe the week of Labor Day or the week after? By that time the pour should happen and I should have some time on my hands again. /forums/images/graemlins/laugh.gif

Mudcat,

Thanks for the complement. Been a long hard road. I'm glad to finally start seeing the end - well I guess at least a curve now then I'll get to start doing the inside. /forums/images/graemlins/shocked.gif

Re: Jim\'s Pole Barn Project - hopefully

Jim,
The insulation under the cement won't be cheap but it will pay for itself over time and add to your comfort if you spend a lot of time working in the building. Not sure if the insulation helps keep the moisture from bleeding through the cement but I have not seen any sign of moisture on my floor in the around three years I have been using mine. I have natural gas running to mine and have a 75,000 BTU Hot Dawg ceiling mount heater vented through the wall that works great. I keep the barn at 47 degrees during the cold months and warm it up a little if I plan on spending much time working in it. It costs me between $25-$40 per month to keep it heated.
Not familiar with the term spouting unless eve troughs, down spouts and spouting are one and the same.
Another thing I had done, on the entrance ramp for my big roll up door was to get a piece of 4x4x1/4 inch angle iron the width of the doorway with bolts welded on to it and placed in the wet cement to protect the cement edge from breaking with heavy use.

Re: Jim\'s Pole Barn Project - hopefully

Jim,
As it works out right now, I may have some time Labor Day weekend. Rocks and/or light boxes, let me know.

Re: Jim\'s Pole Barn Project - hopefully

We could do either. Right now - depending on what Katrina decides to do, we are looking at pouring the floor tomorrow. So it would be set up for us to be able to work with. When you come down for the electric I'll show you what I have and then we'll take a drive to town if we need additional materials (I'm sure we will) /forums/images/graemlins/smile.gif.

I went Sunday purchased 1" foam, plastic, & reinforcement wire for the floor. I also bought 500' of 12/2, 100' of 10/2 (in addition the 250' of 14/2 I already had), some 15A and a 30A breaker (to go along with the 20s I already had), outlets, switches, boxes, covers, and 4 GFI outlets. I also purchased 2 20A 3-way switches for my air compressor (it is 110). Still need to pick up the 10/3 wire for it but Lowes was out and haven't gone anyhwere else to look for it. Lots of goodies. /forums/images/graemlins/cool.gif
