Then there is the quarry next door. We bought our place at 10 am on the day the option on the quarry expired, they filed the papers to quarry the place at 2pm. They used explosives which shook our house, we asked them if they would please let us know when they're going to blast, so they did, and I think they also cut down on the blasting charge but not sure. Then others moved in and started complaining about the quarry and tried to go to court to stop the quarry. I refused to be a part of that. They were told up front before they bought that there was an operating quarry. I have no sympathy for them.

WOW! I can't believe the venom that is being spewed by some of the members of this site. I haven't checked recently but by the amount of personal attacks against Big Baller either the rules against personal attacks have been changed or in this instance conveniently ignored.

How many of you "nice" folks would look Big Baller in the eye and say the things you are saying on this forum?

Without even giving it a second thought, I stand by what I said an if needed Ill go into a case by case, just don't have the time or the patents to deal with trivial crap. Just saying.

ok i want to thank everyone for their comments, negative (towards my attitude) or positive (sympathy for my situation), as well as all the recommendations to look at the positive side. this is a public forum where we have the right to express our opinions though i think some of the responses are borderline against AUP agreement you signed when you entered this forum. at any rate, yes i was upset, it was just hours after hearing about the work that was going to happen. i have since settled down and am working on a plan to ensure that my property is protected. to those that were clearly set off by my original have you never done something to irritate your neighbor? i beleive most of us suffer from the same problem, such as "why am i the only good driver on the road??". i enjoy the land and respect it and actually make the forest a better place for example, by picking up trash others leave behind, so yes, even though i don't "own" it, i am proud of it and it's sad to see it go, but it is what it is, and i'll adapt and do what i can to make my property even better.

btw the surveyors have since been back and have marked trees which are clearly on my side of the property line and these are some of the biggest. we have a call into the manager to figure out exactly what all these markings mean - there is blue paint, orange ribbons, some of the trees have been "checked". also they do not thin here it's clearcut or no cut, i have seen it firsthand on the same property but further from us. this is also on a very steep mountain slope on which i am at the bottom so you'd better beleive i am concerned about runoff but more that that, potential for slides. they do not leave buffers because of the belief that if a tree falls onto neighboring property they are liable. i don't agree because they are liable now but anyway.

so again to those that sympathize, shared their own frustration, or offered advice thank you.

They should not be marking any of your trees. You are doing right by talking to the manager before things begin. They need to be marking their own trees.

When one door closes another opens. I am with Eddie on this one. Once it is done and things start sprouting again, you will be surprised by the diversity. There will be much more wildlife and the bird life will be increadable. Take advantage of the views you will get. If you burn wood, (wood stove), here's a great opportunity to get stocked up.

Will the land be replanted after the harvest? I would think they would replant seedlings the year after or so. Ask about that. That makes good business sense.

Down here the loggers adhere to a Best Manage Plan, (BMP). Some things in a BMP include no cutting closer than 40 feet to an established creek or wet area. The State Forestry Dept may check up on those details after the cut. There are some foresters on TBN that may help with some of these kinds of issues, too. Out West is different than the East, also. You may want to contact the State about BMP's.

Sometimes after the land is clearcut, the land will be sold. So, be on the lookout about that, too.

Wildfires were not put out, and fires were set deliberately. That created lots of "edge" areas and "tasty" regrowth for the wildlife.

A couple of points.
Don't know what county you are in here in WA but DNR has specific criteria that must be followed under the specific forestry application practice. The land has to be reforested (replanted) to a specific density except in a very few cases which almost always involve a change in land use (read subplat and development). If you are in the forestry zone there are even more rules that apply. Forest Practices Rules

You have used the term "surveyors are marking." Are they PLS surveyors or are they timber cruisers surveying the timber. Is there a surveyed property line delineating the boundary or is there a vague "it is about here boundary" between your properties? If there is any question or you are challenging their definition of the property line; hire a survey team of your own to establish the boundary.

I am not a lawyer but there is not necessarily legal liability if a tree falls on your neighbors property in WA. It is termed act of god unless it can be shown that it was a clearly defined hazard tree with specific criteria. Otherwise your insurance would cover your damage but it is very hard to sue for damage if your neighbors tree falls on your property.

As too your original post
Remember, logging is what developed this part of the country. As people, (you) move out to get away from the urban environment and live with the people and land you are moving into their area. You do not live in a urban area with all the things good and bad that that brings. Logging will provide all the things that have been mentioned previously. Improper logging will also provide all the things that have been mentioned. Seen both events. As long as they comply with DNR practices and requirements things will be positive and runoff will not be a problem. What is the percent slope of the hill that they are above your property?
