Nice when people give prices of material cost. I know they can vary greatly from location to location, but still gives ball park figure. I'm having 32'x48' built this spring/summer and will have the concrete work done after the fact as well. I'm hoping I can do most of the prep work myself and save some money.

Will you be insulating the concrete from the ground at all. I plan on installing radiant heat so I maybe different than you.

I think that I will only be installing a vapor barrier. I have thought about putting down some insulation under the semi living area that will be heated.

Quick question about your metal roofing and siding if you will share.

What roughly did you pay for the metal and fasteners? Here in good old snow-land (Canada) the prices get a bit nuts!

I just got back a quote on 30 gauge finished(painted) for a 32X56X12 with 4/12 pitch and 16" over and it was $10,000:mad:

Still looking at options here but with that type of pricing it gets very close to the price of a metal building.

I will have to sit down and figure out the costs of my building.
Original Quote as built was going to be about $28K with 26GA metal.
Knocked off $2K for using 29GA Metal.
All metal was SS Grade 80 Galvalume with a 45 year paint warranty. Pretty standard here in the states for metal buildings.
Since I have OSB under the roof and walls heavier gauge material really was not needed. I would have only used 26GA if the material was going straight on the purlins and girts.

Cost of the building is something like this.
$7K Labor
$19K Materials.
Add $1K for windows.
Add $2-3K for the roll up doors I am going to install.
Add $1K for miscellaneous.

Add $5-6K for Septic System.
Add $3-5K for Well and Pump etc.....
Add $1K for Electrical Service
Add more for building wiring.
Add $3K+ for Gravel.

I don't have any real costs on the Bath, Kitchen etc... I should have most of the building done in about 2-3 months.


Concrete should be about $7.5K finished.
Add for rebar, mesh or fibers.

Having said all this, I could have built a shell pole barn for less than 20K. What I have built is a weather, rodent proof building that is more like a stick built building. The cost is all in the details as you know. I don't think my wife would like reading this post when the numbers are shown.

I have tried to make every penny or with inflation, every dollar go as far as possible.
My biggest cost savings are:
Land Costs
Shopping the building with numerous builders and suppliers to figure out what the real numbers should be.
I had a big savings on my power easment that I was having to buy.
My concrete should be a big savings. Quotes as high as $4.00 per square foot to what I will have in it when it is done. $7500 (pour and finish and materials) vs $16000 (They do it all from the dirt up.)
I have saved money buying my Electrical Service Panel off EBay. That saved about $200.00 for breakers and the 200 Amp Panel. Little items save money, but the big expenses are where the real dollars are found or lost.

Having some issues with getting it level. Ended up with too much gravel on the high side. I am working it down. I go end to end and then side to side trying to get it level. I ran strings and I am measuring off them. It finally started to get about where I need it and the New Holland started to get really low on fuel. On my last barn I used pea gravel, it was much easier to level. I have been using 6's. I think 40 tons is going to cover what I need inside and maybe one of the sheds.

I had my Mom and Dad up from NC to see the progress. Dad is 76, fell last week, hit his head and ended up in the emergency room. Put him near a shovel and he will out work anyone half his age. What a pain to try and keep him back!!! He is a great guy and I was so proud to show him what we had going on. We worked out of a carport, then a two car garage and finally many years later a nice 3 car garage. My best memories are him fixing my mistakes.

This was one week after he fell. Everyone left and he wanted to keep working. I know he would have stayed there for 10 hours if I would have let him.

Got my letter last weekend and about passed out.
New 400 AMP Service going in. Long story short. Power Co-Op said that my part of the job for power, 3200' combination of overhead and underground - $11,520 paid over 60 months at $192 per month. Their allowance is $8500. Total job for the complete job $20,020 plus $1120 for up front wire costs.

Skip to Monday when I spoke to my staking technician. (Great guy to work with.)
"Don't have a heart attack, we were told to mark up the labor by 225% to cover the cost of the jobs. Co-Op started getting the irate calls on the high installation costs that happened over night. This morning we are going back to the old rates and your part of the job is $2580 or $43 per month for 60 months. He said he was sorry to have to have sent me the letter, but he had no choice at the time.
I also have to pay up front $1120 for underground wire that is non-negotiable, that would have been the same either way at $192 or $43 per month.
Next door neighbor is doing my electrical.

I will have a 200 AMP panel inside and a 200 AMP Disconect on the outside for the future house. This way the power company never has to come back.

Plumbing Rough In
I was quoted $500 Labor for a Day's Installation plus Materials.
It took a few days digging in hard clay over a period of time, but I think my oldest son got a good lesson in how the DWV system works in a home or garage and we saved the $500.
What my son learned has to be worth hundreds in addition to the money we saved by doing it ourselves, plus we spent some quality time together.

This is what is great about my tractor. My little girls love it as much as I do.
One of the girls spent a good deal of time helping us load clay in the bucket, but it was worth it to her since she got to dump it using the lever.
