One more issue was dealt with this weekend. My DWV riser pipe was not square to the wall so I ended up adding some additional strips to frame it out another inch so my drywall will clear. This will fall under a work bench so it should not look too out of place.
My nice empty shop has been filled with excess furniture from the mountain house we sold. I am waiting on my daughter to move into her new house and take most of this with her.
When the boys unloaded it we were in a hurry, so it was not stacked very good. Now I don't seem to be able to find any free labor on the weekends to get it put away the right way.
Updates since the June Pictures. We are making pretty good progress. Took off work for 5 days to hit it hard. Pretty much 12 hour days. Same on the weekends. I am ready to enjoy and sit back. There is light at the end of the tunnel, I just hope it is not a train.
I had a company quote the job. $1600, not much more than me buying the material and doing a nasty job.
Insulation
R-30 on exterior walls.
R-36 when they blow in the ceiling.
R-13 on the walls facing the garage open space and all the interior walls (sound).
Well drilled.
In Central VA, I had several quotes.
XYZ $7500 for a typical well.
ABC $6200 for a typical well.
250' deep, pump, tank, wiring.
You pay even if you don't hit water.
Appomattox Well Drilling
$4500 water or you don't pay. (They will drill 3 times before giving up.)
They drilled 320', ran the wiring the way I wanted it and showed up as promised everyday.
In the heated area I will have 2 BR 9 x 18, Combo Room Kitchen/Den 18 x 20 and the bathroom is 9 x 14. They have 12' ceilings. The walls/ceilings have been primed and painted.
I installed 36" wide doors and added extra trim because the walls are so high to give the doors a solid look that fit the scale of the rooms.
In the two Bedrooms you can see that I am installing a vanity. With one bathroom that should keep it freed up most of the time.
I also now have a functioning toilet!!!!! My my granddaughters don't have to make like a bear in the woods. Shower has great flow, now just have to wire the water heater. I will do that when I do the AC-Heat pump installation.
The HVAC will sit up high. We made the platform this week. It is really solid. The duct lines are run and the main return has been installed. I need another one closer to the floor, it will have to go in the bath room.
A new toy came home this weekend. I went to pick it up and it was gone. I was ready to call the police when we found out that someone (not a family member) was interested in buying the tractor so he took it home so he could really look over it.
Original hours - does this look familar to anyone?
This is around a 1976 Ford 6300 Gas 40HP 8 speed one owner tractor that has only cut grass. It was pretty much garage kept. I was able to get the original owners manual from the 78 year old mechanic that serviced it since new. He said the grooming mower was bought right before my father in law died. It has only cut grass it whole life. It has never been washed so it should clean up great.
