KEVING: I am sure you have enough on your mind, but this maybe a concern after the project is completed? Is security ever going to be a concern; I mention this, because I built in a similar fashion. I built a large garage first (12 car) 40' x 80' 6 stalls, with two vehicles per stall, no posts, 18" I-beams x 30' centered per side, and a 20' x 48' workshop in the center. With a fireplace in the rear of the shop, for scrap wood on those cold winter nights! It is an English Tutor design with an upstairs for game room or au-pair unit someday.

The home started the following year, and took another 2.5 years to complete.



Even though we had a gated entry then. We thought of a dog, but there is too many native creatures here, to prevent all night barking, and the property was too isolated. Also, the care of the dog would be another issue. But a creek parallels part of the driveway which made it accessible on foot anyway. Many times when we were there, others showed up, unrelated to the project too!

The big thefts came after the garage was finished, and we were using the garage for storage.

The garage sets in a tree covered area 650' from the driveway entrance, so it was "easy pickins" for intruders, by escaping down into the creek area? An alarm system would have been no help, and to this day I trust no strangers here, (paranoia maybe) and am very careful who I hire for any repairs inside the garage or home, unless I know them! However, some of the people that viewed the site, were send by the architect for future ideas? I hope you don't have these future problems?

This project was completed 21 years ago, and we have door and window alarms, and remote flood lights now, with no problems.

A common problem in rural or isolated areas is that with a monitored alarm by the time the monitoring station calls you to see if everything is OK and then eventually calls the Police, the bad guys have loaded up what they want and left the scene before anyone shows up.

Thieves are getting smart enough to cut your phone wires thinking it will disable any alarm monitor calls and give them plenty of time to do their work. I pay $5 a month for cell phone connectivity by a cell phone module in my alarm system. If my phone line is disabled the rules of engagement change and if any zone is violated when the wire line is inoperative the message goes out by cell phone and the police are called WITHOUT WASTING TIME TO CALL THE HOUSE to ask me for a password and see if everything is alright.

You can set up an alarm to do other than the typical action mentioned above (lights and sirens.) You can install both inside and outside sirens/horns that are so loud that indoors no one but a deaf person could possibly do anything but hold their hands over their ears and try to get out of the noise field.

The loud outside alarm is to alert any possible witnesses as well as make the thief feel a bit self conscious. Remote strobe lights triggered by radio signal from the alarm system can be installed in strategic locations to attract attention and help guide law enforcement to the area as well as again making a thief nervous.

Pressurized paint dispensers armed by the alarm going off and fired by a door or window opening mark the thief. Pepper spray delivered at whichever door or window is opened that sets off the alarm helps distract the thief.

Video cameras recording from various locations when the alarm is set off may capture the bad guys and or their vehicle in living color.

Some folks suggest more aggressive measures but given the state of the criminal justice system I would not want system operated devices to be too physically damaging.

Of course if you came on scene in response to an alarm and were "attacked" by the thief/thieves you might fear for your life and use lethal force in self protection.

It never hurts to meet all the folks in the surrounding area and make sure they are aware of the cash reward you are offering for information leading to the arrest and conviction of a thief who violates your property. You may in fact unknowingly talk to a potential thief and be putting him on notice that he will risk being ratted out if he "hits" your place.

Nothing will ever make you or your possessions perfectly safe but you can get a lot of bang for your buck with a good security system.

The great news here is that I have excellent neighbors and I'm at the end of the road. Property is gated, access from anywhere other than the road is not possible other than by a 4 wheeler or ORV, not a 4x4 or car. I have two security cameras, driveway sensors and did I mention great neighbors that come over to check the property if ther is any activity. I have motion lights that the deer like to turn on so I can see them in the webcam at night.

I also have the buildings and most contents insured appropriately. There is no history of break-ins or vandlism in this area. I'm always aware that the possibility exists that someone wants my stuff so bad they would steal. I'm confident that if someone tried, they would fail or be caught....or suffer severe lead poisoning. :D

KEVING: I think you are taking all the precautions necessary. Initially when we started our development, the country was still trying to climb out of an abyss in the beginning of the 80's. Often, when work was being perfomed here, and the gate was open, there were many looking for work, when interest rates reached 22%.

The results according to the sheriffs that wrote the report; it wasn't a random break-ins; they had been here before! It leaves a stigma that never goes away.

Most breakins nowadays aren't interest-rate related, they're drug-related. We've had thefts in plain sight when the thieves KNEW they were being watched because the cost of being without drugs was more than the cost of going to jail. F****** junkies...

Here in the US, as interest rates go up; so does the jobless rate, and if it is a drug problem, they steal anything of value to buy them? Just my opinion however. Two years ago, my AM-Exp card was stolen from our mailbox and provided $1200 to build a web site, and $1000 for INTl. phone calls. I was re-imbursed.

I use this little beauty to watch my shed, garage and front porch. It can monitor up to 6 places tho. It's silent and only alerts you, not the intruder, and tells you exactly where they are. I figure they are easier to shoot when they don't know your coming.

From earlier in this thread there were some issues with snow getting under the ridge vent. Since then I've had a similar problem with snow drifting under the ridgevent and melting into the building- no problems with wind driven rain or other leaks. I PM'd a couple of folks on the thread including the OP. I did find a vented closure strip product to fix the problem in case anyone in the future has the problem and finds this thread.

Also, a prodcut called ProfileVent is similar and would work as well. You could also use regular foam closure strips attached to the roof panels followed by strips of Cobra vent on top of the closure strips then cover with the ridgevent.

The self actuating (pushed by wind) type ridge vent accessories which closes the upwind side and opens the downwind side so in any wind there is a suction on the ridge which ventilates the interior nicely but prevents incursion by precipitation should work for metal buildings too.

The only problem I encountered with roof turbines is deep snowfall that is deeper than the unit. It will actually stop the unit and snow will get inside at that point. Doesn't happen very often but it can happen.
