Paul, we're zoned ag also. Same 50 foot setback plus that stipulation about buildings behind the house. I stopped by the township office Friday and paid $10 for a copy of the local zoning ordinance. Pretty dry reading, but it does answer a bunch of questions for me. I've also met the building inspector. I figure it won't hurt to get started on the right foot with these folks /w3tcompact/icons/smile.gif

The one question I still have is can I put up the barn before the house. The zoning guy is off for a couple of weeks. I think I can, but do want to make sure.

I never thought that I would HAVE to put the building behind the house./w3tcompact/icons/shocked.gif I also want to put the building up first. I guess we need to check that out. We are planing on having the house built unfinished, so I will need a shop to work out of. Also I need a place to put the tractor, and lawn stuff.

Sounds like we're on the same page Paul. I'm relatively sure I can put the barn up before the house after all, it's ag property. I don't even HAVE to put up a house. Putting the barn behind the house works out fine for us. Maybe you can put the barn up first then "decide" later to put up a house?!?

The wife was in the neighborhood on Wed. afternoon so she stopped into the Kinderhook Town Hall to talk to the building inspector. I don't know if it is good news or bad, but the barn does not have to be behind the house. It can be anywhere on the property using the 50' setback rules. Now the problem is, if we put it in the back woods we would go with a cheaper, not so pretty, steel building. If we are putting it out front along the road we want an old-fashioned type wooden barn which is much more expensive.

I also asked about putting it in the back at the 109' wide area and he said we could get a variance without a problem. Just paperwork and a town meeting or two (ugh!).

While Michele was there she also stopped in to meet the Assessor. She asked her who owned the property (woods and stream) on the side of us. It turns out it is not a person but a company (__ __ Associates). They own a 140-acre parcel. Can you say possible development? We will probably write them to see if they would sell us some of their land to square up the back of our pie a bit. The only problem is money! The going rate out there is around $8k an acre but since that part has the stream and is wet (un-buildable), we are hoping to get it for less.

Did you ever notice there is never enough money to go around?

Paul, I hear you about not enough money to go around. We've got so many projects in mind with not enough money for any of them /w3tcompact/icons/frown.gif

Good to hear you can put your barn anywhere you want. We're hoping to build a "compromise" barn. It will have the proportions and styling of an old fashioned barn, but covered in steel to keep the costs down. I've seen some like this and they look alright. I think the key is to get the right proportions and spend a little more on eave overhang and trim. If I had the money right now I'd build a 32X48 with 18' sidewalls, 8/12 pitch roof and one foot overhangs all around.

Property pricing out your way is pretty comparable to here. Good luck with your plans /w3tcompact/icons/smile.gif

If they are willing to sell some of the land next door that will make it a lot easier.[ except for the money thing.] /w3tcompact/icons/frown.gif This will open up a lot more places to put the barn. If this company plans to build housing developments on there land[ they have already built one down the road] they can't get to this part. A hill and the spring lock them out. And if they try to plow under the spring, encon just may find out./w3tcompact/icons/smile.gif /w3tcompact/icons/wink.gif
