Have u pulled the pressure switch off to make sure there are no mineral deposits in the tip where it sensing water pressure? Seen build up there before causing erratic pump operation.

Good point. I missed that. I have that problem and have to pull that little 1/4" nipple to clean it out every few years.

Why it is short cycling like that I have no idea, but the pressure bleeding down says you have a leak somewhere.

Turnkey, that was what I thought as well - that I had a leak,or the check valve was not functioning and water was possibly going back down the well. I was fairly sure I did have a leak - at least not one that would let the pressure drip as rapidly as it did. But what was actually happening was that the pressure was not actually bleeding down - it was just that I had a faulty pressure gauge. That was the entire problem, I was working off of readings that were grossly inaccurate as I tried to set the cut in-cut off range. And then after it would hit a shut off point, the gauge would show it was losing pressure rapidly when it was not losing pressure at all - the gauge was kaput. Put on a new gauge and all was fine. (I explained this in a bit more deail in a later post than the post you quote).
