I did mow the lot again with the ZT this time. Was an hour faster than using the BX

Went up and mowed my lot this weekend also, had not realized how tall it had gotten! Have the bush hog a run for its money.

Didn't read everything, kinda scanned first 12 or so posts;
I've got mixed feelings on placing the house closer to the road, and basically having a much more private back yard, where you would probably spend most of your time; Vs having the house back in the wooded area, provide max privacy at the house; but 3/4s of the property is pretty "public".

Is any of the SE corner flood plain?

I think I would look at placing in the cleared "hook" behind the tree line, offering privacy, close to the road, and the maximum use of the remaining property.

Was looking at some modular cabins from zook. Still seem very expensive, especially when you look at what needs to be done outside of the modular cost. 22x30 2BR, 1B with small kitchen around $175k. I’ll have to figure what it would cost to frame this size.

I’m not big fan of building on a slab, but it would cut some costs. Even with slab, footers and frost walls still required so might as well put in basement.

Just something to consider.
Would you need a well? I thought you had water at the street. What about sewer (gravity sewer tie in is pretty cheap; if it's a pressure system; generally you provide the grinder pump [about $8k] as well as the power for it; plus tap fee); reclaimed water? (sister pays $12/month for a 5/8" reclaimed water tie in; usage doesn't cost more; I assume the monthly charge is based on connection size and/or estimated use; I'm sure a 1" or 2" reclaimed would cost far more then $12/month.

Edit: I might be mixing Your details with a very similar thread; if so, disregard.
