Plan on some good ventilation for upstairs room, it will get very hot in summer, take a look in my gallery and you will see mine
wind turbines run all the time for zero, I love them

We are planing on good ventilation in that room. Right now it will be used just for storage space.

That will be a very useful space. Do you plan to finish it out with sheetrock or use some other type of wallboard? Being a storage space, you could get really creative. Also, it looked like you are leaving an opening to the area on each side of the room. That should give you even more space for things like Christmas decorations and whatever.

Yes we are going to finish it out with sheetrock, so one day if the kids want a game room we can use this as a game room.

Another update with more pics.

I hope I am not overloading ya'll with pics, I like lots of pics.

I got a bid yesterday on the foam insulation and I was pleased on the price. I was expecting it to be $12,000 to $15,000 and it turned out to be $10,600 to fill the 6" walls and under the roof. It will be a sealed attic with no ventilation. It will be another 2 to 3 weeks before it is ready to be insulated.

A few more things has been done since Monday. The cedar trim has been installed and the fireplace has been framed. Also we have the cedar post for the porch as well but they are not all on yet.

The kitchen bar area has been framed as well. Here are a few pics of the progress.

What are you doing with the oversized posts at the entrance?

How are you going to finish off the ceiling of the porch?

The over sizedposts on the entry will be rock and the porch ceiling is going to be kinda standard. I am not sure what it is called, but it is the same stuff i used around the edge of the roof.

Looks great. I think you will like the foam.

6/29/06 - 7/29/06 880 sq feet in building used ~3700kwh
6/29/07 - 7/29/07 2183 sq feet in new house ~2180kwh

To be fair, the water well is still on the building meter, and I had/have electric water in the building but a tankless propane water heater in the new house. And, this July was not quite as hot as last year I don't believe. But still, we are very pleased.

We keep it very cool and comfortable and have had no trouble keeping it as cool as we want.

I didn't do the full envelope, but I think you should get similar results plus the benefit of a cool attic.

By the way, with my radiant barrier and ridge vents I put the thermometer in my attic last weekend when the temps were 101 to 104. In the middle of the day the temp in the attic was only 105, which I am also very pleased with.

If you foam the underside of the decking you won't need the techshield radiant barrier, it won't do any good. I guess you are already way past that stage however.

When they foam the house be sure you go ever it closely. Especially the attic areas to make sure it cannot leak. Since you are not insulating or ventilating the attic it is critical that you don't have any air leaks into the attic from outside. Make sure you are satisfied with the job and get them back if necessary. If you use the same contractor I did, they will do a good job, but it is your house and you will have to be firm.
