The neighbors on my north and south come on my property to check/maintain fences. I go on both of their properties to maintain fences. For all three of us, it would be a REAL PITA to do it any other way. There are no easement, no written agreements and no animosity. Everybody respects their own property and the property of the other two. Its been this way for the 36+ years I've been here.

I can't imagine having these kind of problems with neighbors!

My dad had what I think is an elegant solution to border lines on a field. Fence lines grow weeds so the agreement that he and the neighbor had was that the first guy to seed crop was to seed over into the others land. It was the second seeders responsibility to establish the border for the year. The second seeder was to cultivate out the over seeding and seed right up to the first crop. That way there was no unseeded strip to grow weeds. This agreement never resulted in any disagreement and worked well for over 30 years.

Because they're too busy reading books about dispute resolution. And what the crazy neighbor is "feeling".

This guy obviously thinks he's above the law, and doesn't respect his fellow man, or his neighbors.

OP, by all means get your survey done. Probably should have hit this situation hard 7 years ago, and not waited so long. After the survey, you can either keep trying to help your neighbor get in touch with his feelings (bring him a puppy, or a stuffed bear), or you can decide you actually want to do something about it.

Reading these threads makes me so wary I don't even want to leave the house.

If my name was John Fitzgerald, I wouldn't want to leave the house either. Especially not to go to Dallas. :)

What an interesting thread.
Now we have gone from a boundary problem to the neighbor being a nut job in a position of authority that will pull all the survey markers. I think we are jumping to conclusions.
It's already been determined he is a nut job in a position of authority.
If you read the FIRST post:

So the offender KNOWS where the boundary is and still pulled the tposts and continues to degrade the OP's property.

I think he figures all previous owners accepted the situation. So obviously there is something wrong with me. :stirthepot: But as I see it (and have told him) it devalues both properties. Should I have to sell out what do I tell the buyer? And if he has to sell out what does he say. So in either case it isn't good. I am NOT ready to sell. :thumbdown:

No, if he sells out he would probably not tell prospective buyers.

Or better yet - just stay on your own land.

Another thought. Park an old junker of a car along the edge of your property line. Big difference between moving a T post compared to a vehicle. The junkier the better. Then get another, and then another. That alone might get him to rethink his prior actions.
I like this idea but I was more thinking like an old 5 ton or something you can't drag away easily.

What about planing a line of trees along your property line? Screening trees? Hedge type trees? Or just ornamental junk trees?
Or just a few rows of grapes perpendicular to the offenders.

Install a boundary fence made of grape vines. That way if he damages thereç—´ monetary damages he can be sued for, plus it would make him stop and think æ³¥o I really want to destroy my neighbors grapes when I have a vulnerable field of grapes?
After reading the entire thread this sounds best.
I have been here {neighbor encroaching) and have the t-shirt (all I had money for after the lawyers were paid).
Police at any level can make threats,but as the OP found, won't follow-up with any type of action.

Oh, I forgot about my neighbors 11-13 cows wandering around. I have two acres across the street, usually one cow, but sometimes several cows are escape artists from his pasture to my mowed two acres. And sometimes they walk up and down the road acting like a sort of Safety Patrol slowing down cars. We love it!!!! :) Not only did they keep me company while mowing they constantly fertilize the area, no charge. :thumbsup: About two years ago the neighbor went and reinforce that fence cutting off all visiting of the cows. :smiley_aafz: I think he was jealous the cows liked me and my grass better. :confused:

I hope this shows I'm not continually stressed out about the property line. I just think it is something that could and should be straightened out. Before lawyers sometime in the distant future decide an 'adverse possession' case is appropriate. :2cents: And knowing that if the situation was reversed I would have been told to get off right now! :grumpy:

I do not want to sell, lease or deal in any way to continue this situation. :cool: I'll update after the survey and discussion.
