I made some more progress on the railing. I also mowed the grass for the first time. It looks pretty sparse. I may seed again in the fall.

I saw some really good news today... There's a leaf growing on my dead lilac tree! I was sure it was dead, and I really liked that tree. The new leaf is a good sign that at least some of it may be salvageable.

Looking nice.

I wonder if trimming the lilac back to the main trunk would help? If those outer branches are mostly dead, probably won't ever get new growth on them.

We'll see what survives and cut off the dead stuff next year. One of the reasons I love this tree is because of how it has been cultivated and has the big branches throughout it.

I hope a good bit comes back for you, hard to know til next Spring. It looks like it must be fairly old to have a trunk like that. Don't recall seeing a lilac with that size trunk.

A little more progress.

I'm very pleased with how the lawn is turning out. There are a LOT of weeds, but after one more mowing I can spray or spread weed and feed. We found another leaf on another part of the lilac bush too. That's promising.

All I have left on the porch railing are the stiles going down the stairs. I am going to put in dedicated hand rails going down both sets of stairs, but that will likely wait until I'm doing trim type work on the inside. I'm debating between wood and metal for the hand railing. We'd like to have the hand rail conform to ADA standards.

After we complete the porch railing, I'm willing to declare this project over half done. We still have a lot of work to do on the inside.

There may yet be a lot left to complete, but what you've already accomplished looks great!

Thanks for the kind words. I hope that the interior turns out as close to my vision as the outside has.

GRRR! Crazy, Stupid, #$%*, &^!@, old house wiring!

I started to tackle re-wiring certain circuits in the upstairs. I might as well while I have the access from underneath. The first circuit I tackle ends up like this... There are two circuits. Either circuit shows some residual current on a multimeter unless both are shut of at the breaker box. However, neither circuit will work unless both are turned on.

There's a double switch upstairs that has one switch on each circuit, but the tab between the upper and lower switches is still there. When I pulled the tab off neither circuit would work. I had to buy a new switch with an intact tab to get the power back working again. Similarly, there's an outlet downstairs with two cables coming to it. With one circuit on, the east wire is hot. With the other circuit on both wires in the west cable are hot, and I get no voltage between them. Both cables have to be connected in order for either circuit to work.

It's so crazy. I really don't expect any advice or direction here. I can't figure it out, and I spent all afternoon running every combination of tests I could think of. I'm just throwing it out so everyone can be glad they're not me.

I ran out of daylight today. My plan is to spend next Saturday taking every fixture on the whole circuit out and disconnecting all the wires. I hope by tracing the power and reconnecting each circuit one piece at a time I can narrow down where the problem is.
