Don't trust anyone concerned in the exploration/production to have any concern for you, your land, or your wishes. If the carrot isn't pretty darned attactive and your lawyer isn't really happy then just smile and pass. Although I have made a few bucks on oil leases over the years it was through owning mineral rights to property that was sold without those rights. I didn't have to suffer the nightmares of noise polution, risk of water well contamination, or any of many other negatives. My current property, a quarter section, has two old marginal wells on it, luckily with electric motors, and the pumper who services the leases is a friend so I don't mind the "loss of privacy" due to frequent visits to the wells. My father worked for an oil company and I have seen a lot. Things are more enviro-careful now than when I was closer to the industry but caution is important. Get everything in writing as part of the contract. Leave nothing to chance, reasonable expectations, or "standard practice" insist on what is important to you being made absolutely clear in the contract.

Buck, do you know the Loving county area--Harrison Ranch Field in West Texas? Yeah, I worked that area also, strange world. What you think of those funny seismic reflections down close to the Pecos and Reeves county lines?
Yep, 5,000 feet is not deep, 15,000 is deep but several wells in the Permian basin area reach more than 25,000 feet. I had a prospect there that would have pushed 30,000 feet.
Yes, excellent advice, talk to a lawyer who is familiar with this type of situation--it might be worth your while.
I have been out of the buisness for a while but I remember leases in the range of 1,000 to 5,000 dollars per acre plus royalities when and if completed and produced in West Texas. Yep, that stuff up in NY is small potatoes, I imagine they are being straight with you.

I can get a large gas generator and start an electric co-op .

it is standard practice for you to get free access to any bleed off gas but you cannot always count on the gas being available. Several of my relative have gas rigs on their property but they do not always flow consistantly. So don't count on this supply for emergencies

I know Loving county. I been there numerous times. Do you remember that little diner with the siren? Did you know that that county has the least population density in the continental US?

I remember the Harrison Ranch but not much else.

I am not a geologist, but my guess is that the area thay are drilling is Devonian, just as these deep wells are in West Texas. Do you think that is true?

As I am writing this, I get a sneaking feeling that I know you. Were you in Houston in the early '80's?

I don't know much about this situation, but I live very near where some wells are being drilled. I suspect it is the area you are referring to, since your profile says you live in the Southern Tier. My wife works for NYSEG in the gas division (a primary consumer of the gas field). She knows many people who are experts in the "market" aspects of gas supply. I also have a friend who lives in the area they are drilling right now. There was a piece on the news last night about how long they have been drilling on a 24 hour basis. They said they were going to be done last September, but now claim they will finish in May. My wife told me that the natural gas field we are situated over runs more or less the entire length of the Appalachin chain (NC to Maine), and is one of, if not the biggest natural gas field in the world. I'll see if I can get a name from the gas division at NYSEG if you would like to talk to a local expert.

This particular track of land resides just north of the village of Newark Valley, NY. As far as I know, there hasn't been any wells started within this track. Maybe the ones you are reffering to, are the same as what Muhammed mentioned. Certainly would like to see what one looks like during the drilling process.

The man represented Mason Dixon Energy Inc, but, as stated before, is really for Phillips. What amazes me, is the number of people that have signed the leases, without considering any impacts. The man had many properties colored in, meaning the leases had been signed. In fact, they originaly thought our property had been signed. A guy had stoped bye the year before, but never provided enough documents to even bring it to my lawyer.

I called the rep this morning, to let him know that I am waiting on documents from him, before proceeding any further. He was OK with removing any storage clause. He did start back pedaling about the construction time. Thirty days is the minimum time to drill a well. He had also mentioned previously, that they could go ahead and drill near my property, without a signed lease by me. They are required to put money in escrow, until the matter is settled. Don't know if that is just part of a pressure tactict or a fact.

Slow and cautious, is the plan.
