gemini: When you are finished working on your rentals you can come on over to Hannibal and work on mine. I have one rental and sell realestate for a living. I know how it much time rental can take up. I hope you get back to working on your project soon.

I not sure how I double posted but did.

I am like you I have to get my wife permission to work on my place during the week, but that’s only because she works with me at the office and she has to take the blunt of the work if I am gone.

The garage door for the new garage is 18x8 with steel exterior and hard shell removable panel on the inside made by overhead and a set of windows across the top and the opener is a chain driven genie I think ¾ horse but I have to check, then the lower door is 7x9 low hung. The two doors and labor cost me about 2600, 1600 for the larger one 1000 for the smaller one.

Sounds like you keep busy, I am a broker of a family owned company that’s been around for 36 year. I am on my own now with the passing of the found members so I too keep busy. We are about 100 miles north of St. Louis with a world of difference between markets.

I am going to go hunting for a ac unit and a refrigerator and a small TV, phone and maybe even a case of beer for when I am done.

I will post some pictures when I get it cleaned up enough not to be embarrased I have stuff everywhere, except of course where the porsche is parked. It has a buffer zone around it. The reason I asked about the garage door is I had a genie excelerator door opener I bought for another project and did not get used. I put it up on one of the garage doors. It raises twice as fast as a normal garage door opener. I really liked that when I saw it work. I looked around on ebay and bought another one for the other side.

Well the other day I widen the drive by about 6 feet to the right of the tractor. I have to add another layer of gravel then form it up for the concrete.

Question how wide of a apron should I have and how long (back to the street) I was thinking of course as wide as the garage but not sure how far back to keep that widith before going back down in size of the gravel I have now.

Right now up by the garage it is as wide as the garage going back some 16 feet.

Oh please let it stop raining:

Off the top of my head I would say 16,000 to 17,000. I have a draw full of bills I have been afraid to add up though.

1900 footing
1590 flloor
1200 walls
3,000 in brother in law labor to help with concrete and trusses
1600 truss
1600 garage door
200 window door
1200 osb
400 sheet rock
300 elec box breaker etc.
300 wire out lets and boxes
500 studs

13,790 total

the above is for over run of things I have not thought of like rock backhoe rental etc.

I think I am getting sick.

When I built my shop I spent about 10,000. size is 20x32. I did not do concrete floors because it was a wood shop only.

But now I am learning to weld so time to build a new one but my wife and I are looking at some property up in the mountains. So I may just have a place to build a new one.:)

How long ago did you build your garage? If you think your moving I should would wait, though when selling a garage or two sure can not hurt the value.

I need some help. I have just few more electric items to put in.

2 front lights and 1 motion light by the person door.

My question is can I fun the lights off a Gfi receptacle hot side to a switch then to the lights. I am wanting to finish this up so I can finish up the inside sheeting.

Any help out please.

I built mine about 2 years ago. I also built everything myself including trusses.

I wired mine with 2 separate light circuits. They do have calcs for approx 3VA per sq ft of space for lighting. This is what I prefer but as far as I can tell you can have both on a circuit as long as your total load does not exceed 80% of your circuit breaker or overcurent device and if you do not have continuous loads present (anything on for more than 3 hours). That was a quick scan of chapter 2 from the NEC. (210.XX 220.XX):)
