They were and we couldn't have been luckier as landlords. Great couple, always paid on time, and left the house like they found it.
Eddie I know you do a lot of remodel work. Do you have any experience with the click laminate flooring? Thinking of going this route in place of carpet for ease of maintenance in the bedrooms. Right now Sam's has some wood click laminate 14mm AC4 rated for $1.75 sq/ft. Put a couple boxes down and really like the look of it but have no experience with it.

If it's a Pergo type laminate made of compressed paper fiber and a picture of wood on it, I would avoid it. If it's not a name brand, I would run away from it. First, ignore any warranty. At bets, if there is a problem, they will mail you a replacement and it's up to you to replace it. The Chines stuff breaks off at the corners. It's pure junk. The better name brands will all absorb moisture from the humidity in the air. Then over time, the edges will rise as the compressed paper fiber expands. In most houses, it's real obvious when looking at it when the light catches the ridges. It's also slippery, and for something commercial, slippery is always dangerous.
There are a lot of new hard rubber vinyl type floors out there that I like a lot better over laminates. I'm drawing a blank on the better brands, but they are less then a good quality laminate. Plus you don't need padding under it. For me, I personally don't think there is anything better then tile.

This is probably similar to what you describe. Looks to be a compressed wood type backing under printed laminate. Made in Germany. Total thickness is 1/2". Quality looks good but would not want to see raised ridges like you describe.

I've installed and lived on several laminate floors and never had issues like Eddie describes.
I do really like the click together vinyl though. As a rental space I'd use the vinyl or pre finished hardwood.

It's very humid here in the summer, so that would affect it more then less hid places. I also know that I see it in homes where the people living there don't. It could be that it was so gradual that they never noticed it, or they just never looked. I see this with a lot of things in homes. But I'm always looking.

You obviously see a lot more homes than I do. We also paid for higher quality flooring. There is a lot of junk in that market.
The only thing I don't like about the vinyl plank in the noise. I installed it in a laundry room that had sheet vinyl and the machines make a lot of noise on it. It's much harder than the sheet stuff so it reflect a lot more noise. There may be others on the market that are softer on top than what I installed.

One of my daughters has put down some vinyl planks and likes it. They did a bunch in their own home and liked it enough to put in some in her husbands parents home. There are many brands, they used the commercial stuff that has better quality.
For the price and ease of install I'm tempted to give this flooring a try. I can easily install myself so if it doesn't hold up I'm not out a whole lot. The floor is also going to be light traffic. Only 2-3 days a week. Wood or tile is out of the budget unless I install myself and just don't have the time with all of the other remodel demands. Need to check reviews and talk to some local installers.
Wall framing started today. Will try to take some progress pics at the end of the day tomorrow.

Framing crew made some good progress today. Tomorrow they will remove the metal and sheet the outside to keep everything rigid before we strip out and frame the remaining wall sections. Overhead door will have to stay until after we stand the frame so that we can get timbers and equipment in and out. Windows should be in next Friday. Going to have to wait about 5-6 weeks for doors.
I also talked to our insulator for our previous home build. Going to spray 4-5 inches of open cell foam on the walls then fill the remaining with the insulation I saved during the demo. Will probably do blow in insulation above the pine T&G roof.
