well hello everyone!!!

last May I've purchased 75 acres of land in northern Ontario Canada right next to my old man where I grew up, he owns 75 acres as well. Once in possession of the land I purchased a Massey Ferguson 60hp e series hydro and I had a few question about it and that’s how I discover TBNet, I have to say this website is awesome …

It didn’t take long and I've put this little mule to work, the land is starting to lose it’s farming glory, it is getting over grown, a few more years and the only option is to bring the D6 in to clear it and it’s even still in the plans because some of this stuff is too big and thick for my tractor to handle.

This summer I've clear 21 acres of land (most of which was pretty clear but some part where pretty over grown) and burn all the bushes from the clearing. (still have a little bit left)
Built a bridge to cross small creek to access the back of the property.
I’ve done about a week of brush hog for smaller bush’s and cutting grass.
I setup my camper on the land and made a few trails in the forest mouldboard plowed and disk a few acres.

Before the end of the summer I want to plow the rest of the 21 acres

Next year have to rent a D6 and clear 14 acres of land since it’s too over grown it would take for ever with my tractor, hopefully next year I can start make some hay …

Why, are U selling? or just want to know if U got a good deal.

While U say North Ontario, how far north?
A lot could depend on what crops U can grow in that specific climate.

up here as north as hwy 11 goes central ontario we have long summer days in a short season … hay protein reach in the 17 % in silage … 150 acres with no agricultural potential was worth $30 000

Zillow should give a good estimate by seeing what similar property in your area sells for.

I wouldn't rely on algorithm-based Zillow for any property value. In most markets, a licensed realtor will give an opinion of value with no obligation, which would be better.

The algorithm-driven products get tripped up many ways. Such as, if a nearby couple divorces and one buys out the other, it often creates a "comparable sale" that drives down all nearby values. A local realtor knows such a sale was for only half the property, but the algorithms often cannot pick up this kind of ancillary data.

Thinking of farming on your land ? What kind of
yes i want to prep the field to make hay for my horses, the plan is to move them there. I will also have to built a barn … the old timer are going to stop making hay soon and lots of people will end up without hay for their horse… Also people are coming from out of town to buy property just to make hay out here. This property was for sale for a long time and i just couldn’t let someone else buying it so i bought it.

BTW, if people are buying property to make hay they must be nuts...but it offers a good opportunity for you. Contract to do the farming for them. Of course, you may be better off watching them fail and selling your excess hay to them.

I am reminded of a story i heard when many of the 100 acre farms were failing. How do you become a millionaire farmer? Start with two million dollars.

BTW, 35 years ago, our family owned 245 acres north of Toronto and one parcel was a 100 acre farm. None of the folks we rented to were able to succeed for very long. Hope things have improved for the little guy

thanks, a little bit at a time … my wife current board for her horses will basically pay for the barn, i will only built the barn in 5 years or so …

lol good one

for us it’s a hobby farm i have lots of time off with my schedule plus we both have separate jobs but will see what future brings hopefully it could be our retirement plan …
