I don't recall this in the discussion...
Have you asked about pipe fencing as the long term solution, but use wire fence till you both can afford pipe rail fence? Just offer it a temporary solution...

It sounded like he was pushing the "I can't afford it right now" thing; maybe you could play sympathy with that, and say niether can I; let's do this till we get our tax money back in the April, or something to that affect.

We had a neighbor here with a kid that was an idiot. Man, there was just nothing that could be done. The parents would not control him, and he stayed just a mm inside the line of the law. He was a terrible, terrible pain in the baehind! They moved, and I feel sorry for the new neighbors that inherited him... It was literally a deal of move, or deal with it till they move some day; fortunately they day came that they moved.

Ja, Robert, about a thousand pages back, or probably in the dumbest thing I ever saw thread, I mentioned that I offered to use my pipe to put in the fence posts and let him provide pipe to go horizontal to replace my barbed wire temp solution. I also offered to kick in the bucks equal to what barbed wire would have cost toward a pipe fence. Over two years ago he said he would put in a pipe fence so I wouldn't need to put in barbed wire. It is a stall, a sham, he's stonewalling. Recently he said he doesn't want a fence there at all and will not let me put barbed wire along side his house. I've made lots of reasonable offers but the only one he wants is no fence. Either that or he thinks he can intimidate him into putting in a pipe fence to match what is on the other side of his house.

To help put this in perspective: He has run all over the place in my absence with his 4 wheeler cutting donuts etc. They have taken a lot of big bass, shot everything that looked fun to shoot. Musta put 200 rounds into a 3 1/2 ft diameter oak tree etc etc he has put his own impromptu gate through my fence to gain entry for his 4 wheeler. It just goes on and on and on. He had an aerial photo taken of "His" place, framed it and put it in a prominent location. Of course, fully 3/4 of the area in the photo is mine. He put up an ornamental fence, 10 ft over the line (15 if you go by the strict survey). I asked him to noit shoot "MY COYOTES" on "MY PROPERTY" I came back to find Wiley Coyote hanging dead in a prominent location from one of my trees next to one of my paths inside my property. It was to, "make an example so the others would stay away from his house/dogs." He has invited every law officer in this end of the state to fish "HIS" ponds. His only pond is a small wading pool his dogs cool off in. It just goes on and on. I need a fence, no more BS or delays. I would still share cost to put up a pipe fence if he would actually participate and not delay again and again. Money isn't his problem, he has won some suits and is fully retired in luxury in his 40's, buying wave runners, 4 wheelers, expensive guns, etc, etc. All I want is a fence with him on one side and me and mine on the other. I hope he has a great life, just separate from mine.

Sorry if I sound frustrated or hostile, it isn't your fault, I'm just getting tired of the same old BS. I'e tried getting along, it does not work satisfactorily. I'm about to join A L L the other neighbors and not have anything to do with him.

Have you heard of the negotiating style refered to as SOVIET? You have a pie. They say you should give it to them. You say no way. They get hostile, generate bad press for you and so forth. If you are not careful eventually just splitting the difference and not having to quibble anymore seems like a GREAT DEAL. Now they get half of your pie for no reason other than having demanded the whole pie and negotiated until you can't stand it anymore. Works much of the time with many people. Not with me.

Dead coyotes hung on trees!? You gotta be kidding! Well, I'm happy for you that the waving wheat sure smells sweet when the wind comes right behind the rain, because OOOOOOOOklahoma sure sounds weird. Here in the Constitution State we regret the uncivilized wilderness west of the Hudson River.

That stinks, just plain stinks.

Most of this has been mentioned, but my plan would be
1. work with a lawyer to draft a letter stating that trespassing will not be tolerated, and will result in charges being pressed
2. As part of the drafted letter, state that a professional survey has been done, and results are available, maybe even include them
3. State that a fence will be placed, with some minimum setback to insure it is on you property, by a certian date.
4. Post your property, even he tears the signs down. Be sure to take pictures of the signage, and note where they were placed , and when.
5. Document document, document. Write down the dates, and times if available, of each time you spoke with him, and what the results were.
6. start putting up fence. take pictures as you go, so if he messes with it, you can show what was installed.

The documentation is important, with notes of what was done, or said. If worse comes to worse, you have written proof that you made a reasonable effort.

I know it is frustrating. The kid on our block was TERRIBLE! It was literally a move, or hope they move soon situation.

I finally had to top all three trees. Since we planted them mid-Apr, they had new growths of 90", 70", and 58", but were starting to get top heavy.

The minimum order is (was?) 3 trees, however, we got 5 branches (approx 12" each) and just stuck them in the ground. They're all growing. The trees and branches take a LOT of water to get them started, so they can't be neglected during the first month, or so.

I think if you have a wide enough barrier you won't have to worry to much about him shooting into the property. Even a little limb will cause a bullet to start tumble so it wont go far or be as dangerous. I was use a brush pile as a berm for a .45 I was practicing with. Most of the stuff in the pile is 1-2 inches diameter
and the pile is not real compact. The pile is maybe 20' deep. Now I have a much better back stop in back of the brush pile but I was curious so I used the brush to see what would happen. No bullet ever left the back of the pile and it did not looked like the bullets penetrated more than a foot or two into the pile before loosing energy.

I bought a "Trail Tracker" from Cabela's last year. It has an infrared beam that goes out about 50' feet and time/date stamps when anything breaks the beam. It keeps a count of the breaks as well. The tracker worked real well until the LCD display froze on cold night. This seems to be a problem with the device. The company will replace the display for something like $20. How does this help you, you ask? Well, you can hook a camera to the tracker and when the beam is broke it will take a picture.... Sooooo, you could set up a no trespassing sign in a particularly irksome place from you "neighbors" point of view. Set up the trail tracker camera and wait for him to tear down the sign. In North Carolina its against the law to tear down a no trespassing sign. Since the idiot is cutting down your fence as well, another NC law violation, and has made a "gate" to access your proprety that would be another place to put the trail tracker camera. You know he will eventually move through the gate. So let him. To really sweaten the pot put up a trespass sign in the camera view and if you get lucky you will have a picture of him trespassing and tearing down the sign. /w3tcompact/icons/smile.gif

The trick with the tracker is finding a spot that can't be seen by him. And if you hook up a camera you need an autoadvance model that hopefully is somewhat quiet. I had my trailtracker setup in a tree hidden somewhat by some brush. It worked real well. I did not have a camera, wish I did, but the tracker did tell me when certain trespasses took place.

My "neighbor" at my house has been a problem since he moved in. Party's most Thursday nights and sometimes Friday and Saturday. Called the POlice once before but I saw him just drive by slowly and they had turned down the music by the time he showed up. Saturday, after I worked 13+ hour day on the property, six hours with the brushcutter and chainsaw, that SOB lit off fireworks at 3:30 am. Then cranked up the music. I know he woke up at least four houses. We called the POlice who had to pound on the door for 5 minutes before the SOB hear the knock. The music stopped. We have had enough. We are going to start talking to the neighbors. Anytime he makes a bit of a noise that bothers us. Its POlice time. We are going to start noting time and dates when he makes any noise. If we have to its going to court. The city does have a fairly restrictive noise ordinance that I have to go read up on but we are going after the dude. We have had enough......

Reading Dan McCarty's post made me think of another survelliance method. Check out the X10 camera site, and they even have a motion detector activated camera that will record to a VCR.

this probably won't help at all, but i saw a fence last week, made out of pipe stock panels. i talked to the owner, they were 10 ft long, cost $18 each, and were fast, easy and a lot cheaper than "having" a pipe fence built. he had primed and painted the panels white an they looked ok, a lot better than i would have guessed..this would be a lot cheaper than a gunshot wound or stained back from ducking..

Are you talking about what look like corral panels? Look at www.priefert.com at the horse utility panels and is this the same thing?

yep, corral panels, thats what he used, he bought what he referred to as seconds, the normal/good ones were $29 each. now we're not talking about heavy duty corral panels like lots of folks think about. these appear to be galvanized, have 5(i think) horizontal bars, the ends of the bars are mashed together an welded to the end pipes, and have @10 inch pieces of conduit that slips thru the rings on the ends to fasten them together. i have @20 of the same type of panels i bought used for $5 each. if painted, they need to be cleaned with a mild acid, i've used vineager, and then use a primer. I have 15-20 other panels i bought used, for $15-20 each, most made at a local welding shop, an those are so heavy, it'll make your kids be born naked if you handle them very much. but even if you have too pay the full price for the nice corral panels, around here they are $35-$45, dependin on where ya shop, the fence can go up in a day, while the neighbor is away, drive in some occasional heavy pipe to set some of the panel ends over and your done. some of the other options could end a guy in jail, which ain't bad, but it seems every jail has a "bubba", now thats bad..
