Eddie it was very common around here to use that type form on exposed basement walls. Has a laid brick design. I've even saw people roll reddish color paint on the walls to make it look like a brick wall.

I've never lived anywhere that basements where common.

Does the 2400 square feet include the basement?

Is that a pattern on your walls that was created by a form? Looks a lot fancier then just plywood forms.

Does not include basement, and 2400 is rounded. Bigger now with rooms over garage.

Forms have a brick pattern. There are people that paint them to look just like brick.

Here’s a closeup, with crack the excavation contractor put in backfilling. Current picture.

AC $2431. $594. Paid supply house price for units and labor.
AC line sets I bought and installed.

I love that list of costs. My wife has asked why we cant have someone build our house for us. Constantly questioning my numbers when I told her labor was %60 of new house cost. Even when our architect told her stick built houses in our area were nearly $200/sf cost to build. The actual numbers that I have been able to find are about $190. But that is with no customization.
It doesn’t help that her boss and coworkers keep saying that you don’t save money by building. I don’t think they grasp the difference between building a house and having it built.
Now that my wife has some sweat invested and can see the lines of the house, she started doing more research and she was wide eyed at the cost difference.

I’m sure prices have gone up significantly in 23 yrs, but there’s still a lot of labor cost to be saved doing it yourself. Insulation (not listed, will have to find) was cheaper for them to do it. It would cost me more to buy than what they supplied and installed for. But the reason I know that is because I ran the numbers.

I made a spreadsheet that includes square footage of every wall, ceiling, floor of every room. I calculated insulation, Sheetrock, paint, bricks, block, every piece of lumber, etc.

I estimated block numbers for my foundation and priced material and labor. Poured wasn’t a whole lot more, and a lot less work for me.

The mason price was really high for what he did. That’s why the chimney never got built. I had him do the brick front under the front porch and had him do the chimney prep to the hearth level. I bought the brick outside of his cost.

I'm on a footed slab, insulated and hydronic floor heated. Hired it done. The bill was $10 p/sqft on 2,880 sqft.

2x6 studded 9ft walls. Vaulted great room. 2 bath. 3 bdrm. 1908 sqft living. 540 sqft garage. I did all the outside utilities, built the pad, did all the electrical inside. Hired the rest. $118 p/sqft.

Hiring it all we could have knocked that down $10 p/sqft by going cheap on some materials.

I originally had the goal of $100 p/sqft. Figured out pretty quick that wasn't going to happen.

I'll ask the accountant (wife) for details on how much we paid for labor.

Edit: For clarity, when I do the math to figure cost per square foot I only use the living space size in the equation.

I use living space also in SF, using outside wall dimensions. Not sure if I include attic crawl space, even though insulated.
I was around $50 sf. I think.
