******! I do not want to call a friggin' HVAC guy. Looks like no heat tonight. Will pick this back up tomorrow... or later tonight if I calm down.

Mark, you might wanna back the pressure back down to when it (sorta) worked, then (if you have a decent DMM) do my flame rod test - once you have THAT info, you can actually tune the burner gas pressure by looking at the flame rod voltage. Not perfect, but better than (literally) flying blind... Steve

And yeah, it's time to get away from it for a bit...

Wish I could help... that way you could go to bed with a smile knowing the job is done.

Never had any issues with the old pilot water heaters before sealed combustion short of the tank rusting through... 18 to 20 years down the road.

Sealed Combustion... not so trouble free... had one last year that simply acted like yours out of the box... the manufacturer offered to send a replacement gas valve with I refused... insisted on a new heater and bingo... it worked.

I understand the reasoning for all the built in safety features but with complexity... well you know.

Just a silly question...but is the propane tank filled. Usually they are set with only a few gallons of fuel due to weight. They come back later to top off tank.

Yes, filled and fully checked. Gas is flowing, pressure is good, pilot is lighting. Just won't stay lit.

With it out of circuit, hold a lighter to it and see if it changes?

Not to sound redundant, but this still sounds like all the air is not out of the lines. Yes, doa units are not uncommon. bleed it until u gag but be careful.
